Showing home..
If you accepted a offer on your home but then got a call from realtors office that there is someone who wants to come see it tomorrow would you show it? Buyers signed contracts but sellers have not yet.

I mean once it has gone to contract and the buyer has signed I don't think I would, you could I suppose but it doesnt seem ethical, they have already had their attorney draw up a contract and signed it which means they are paying an attorney...I don't think its right.

I agree with the above. They already went through the trouble of taking time off from work to sign the contract, etc. as long as their moving at a good pace I wouldn't show it.

I wouldn't. That would really tick me off as the buyer and I'd be tempted to walk because I wouldn't think the sellers are trustworthy.

When we bought our house the seller actually stalled for over 2 weeks after we signed the contract so she could keep showing the house. She even had an open houses. I was pissed and should have taken it as a sign and not bought the house.

I fealt the same way but our realtor and DH both said we have should show it.. I don't know I don't think I would take another offer over the one we already accepted but then again we we bought the house the day be4 we went to sign out contract the buyer said they were offered full price for the house and wanted to know if we would offer more.. we said no and he still went with us since we were already in to it with the inspection and all but they clearly kept showing it too...
Im not positive if the buyers signed yet I am assuming they did. The contracts were sent to there agent yesterday.

Is there no loyalty to the accepted offer? How can the buyer control how quickly the contracts are sent backs? They did their part to uphold the initial offer, shouldn't the seller do the same?

When we were looking, agents still showed us homes where the buyer had signed but the seller hadn't.

I would show it and just explain there is an accepted offer but just in case it falls through they are a back up. When we were looking for houses we were told us this and we still went and saw it. One house we liked we put an offer in knowing there was an accepted offer and a few weeks later they called us and told us the 1st accepted offer fell through bc the husband just got laid off and if we still wanted to go through.
So things can happen and its always good to have a back up and I don't think theres anything wrong with that as long as you tell them up front.

when we sold our house, we kept showing it until signed contracts. Our buyers were pains at inspection and we were concerned that they would bail or ask for outlandish things based on the inspection.
We did get another offer over asking, we asked the buyers to go up a few $$$. and they did.
if it was just ME who hadnt signed the contracts but teh buyers had, I think I would stop showing.
PS did you get a buyer already! THats awesome, so quickly!!!! Good For you guys!
ETA: just re-read the thread, you dont know for sure the buyers signed. For all you know they could still be looking. Unless my lawyer had signed contracts from them I would without a doubt continue showing.

Thanks for the info and ur believe it or not the house was on the market for 26 hours and we had a great offer that we couldn't let go. I never thought that was going to happen but it's exciting. I know out attorney sent there's the contract as of yesterday but we have not heard anything since and the realtors office called today with a request to show it tomorrow.. Crazy how much traffic we r getting!

Personally, if I sent the contract to the buyers I would stop showing the house- I was on the other side where the seller played games with sending out the contract- DH and I walked away from the house because of it. We ended up buying a house a block and a half away.

I agree with this and would adopt this philosophy. Until you have a copy of the signed contract from the buyer in your hands (or in the attorneys hands), I would continue to show it. Even if you went with the first buyers, there is no guarantee of everything going smoothly unless they are paying 100% cash. One of my friends had 3 different buyers and the first 2 seemed like great couples with solid jobs/credit but the banks underwriters demanded more info which held up the process and the buyers backed out..then the 2nd set of buyers had an unexpected death in the family so they backed out right before contracts were to be signed...and finally the 3rd buyer came in in the middle of this and they managed to close the deal, signed contracts within 2 days...
So you just never know. As a seller, I would definitely keep showing it. Anything is game until a signed contract by both buyer and seller is created, and even then, lots of things can happen until the actual closing date.

I would keep showing it too and like someone else said, explain that until you have that signed contract, this is why.
The market is really good right now.
SIL had her last home on the market for less than a week back in the late winter and she got TWO offers.
She felt horrible because the first couple, I believe one of them was survivor of 9-11 and they had young kids, and were still going through the motions of getting the mortgage approved. But the second woman came through offering cash and more over asking price.
It's nothing personal really. But you never know----you may get a better offer.

To me it would depend on how long the buyers had the contract for. If they had just gotten them within the last 2 days, I would not show. If they had the contracts for a week or more and had not signed, then I would continue to show.

when you continue to show you run the risk of losing the first buyer or both buyers
If I do continue to show it's for back up offers
2 weeks ago I had the hottest house in Massepequa- multiple offers- I showed it thursday- sunday and picked the highest offer sunday night
that is a fair way to handle things- I sold it for $26K over asking
as a buyers agent- I don't show houses with accepted offers- I don't think I need to put my clients in that situation- I went against my better judgement once and it's been a disater- they till don't have a house b/c they compare everything to a house they had no chance at getting (they had a full price offer already and like 99% of sellers they were going to stick with the first offer)
I know I am not like most realtors- but if you compare sales- I do 8 to 10 times what the average agent does - so I will keep doing things my way!
