Settle a debate - Bedroom vs Living room size
My wife and I are currently in a debate.
We are looking at a house that we might use for rental income. It is a 3 bedroom place and is currently being built so the room size is a tiny bit fluid (by a foot or two).
She wants to make the living room/kitchen size bigger (its open concept so the kitchen and living room is all in 1 area - its an attached house to its not that wide) I think the bedroom should be bigger
She pointed out numerous web pages that say the living room is the most important room because thats where you spend most of your time.
I agree - BUT the bedrooms are 10x11. I think at that size, even if the living room is great when the potential renters see the bedroom, their reaction will be "Oh, the room is tiny" and be turned off.
What do you all think? Thanks

11x11 is the smallest bedroom size I would go, I think that having a bigger bedroom would be a plus as long as you can get a couch and some chairs in the living room. How big is the living room?

I'm confused. Are you just looking at the house or are you having it built? I don't see how you could have something you haven't bought built to your specifications. I'm obviously missing something.

I need a bedroom that can fit a king size bed comfortably however, if you're appealing to single renters that's less of an issue. I do think ample living space is nice but less appealing if the bedrooms are teeny tiny and unusable.

When I lived in the city, DH and I had a tiny 1-bedroom, but the living room was huge. It worked for us b/c we spent most of our time in the LR. But, for a 3-bedroom - assuming it's for a family and not 3 singles - I think I'd want a bigger bedroom to have alone time from the fam.

I think at least one bedroom should be bigger than 10x11.
If the bedrooms are all very small you're going to be looking at renting to a bunch of singles.
You'll probably want to appeal to a couple, at least, otherwise you're limiting your pool of renters.

The bedrooms in my house are small so we are limited in how we can arrange our furniture. Another foot in our bedroom would be really nice.

Living Room definitely. The only bedroom that I would want a little bigger would be the Master Bedroom. It should be able to fit a king size bed.

We are looking at a house that was torn down and is being rebuilt right now.

all 3 bedrooms are 11x10 living room is about 16x13
I should have done a poll instead...But it sounds like most people are leaning toward bigger living room. which surprises me.
To rent a 3 bedroom place it will be a family and most married couples (I think) would want a master bedroom bigger than 10x11.
I just think that 10x11 is small for a master bedroom and if you could add a foot somewhere, most people would want it added to the tiny bedroom rather than the living room
But apparently not :)

I think living/family space is more important. I have a small house overall with small living space and small bedrooms. Of course, I wish both could be bigger, but if I had to choose one I would make my living room bigger in a heartbeat. I would much prefer to have more space for entertaining and just playing with my kids on a daily basis.

This. I have a really big bedroom but that's only bc it's a converted garage.

I like a large living room space. We have a very large living room and considering moving a wall to make it smaller to allow more room for our future kitchen renovation (making a great room/lounge off the kitchen which is currently a formal dining room)... but ultimately I want my large living room, so we'll use the space we already have for that project.

If there is a decent size closet in the bedroom then I feel like it can be smaller. If there is not a decent sized closet then in this case the smaller living room might be better so maybe another piece of furniture can be added for clothing storage in the bedroom.

Our "master" bedroom is 11x11 and I HATE it. We only have a single closet in there, so we had to add a large wardrobe closet and two tall dressers. With our king size bed (a necessity because we're both tall), my bedroom is all furniture. It's terrible. :(
In your case, I would vote to either make it a 2 bedroom house like a previous poster mentioned so that you can have 2 really decent sized rooms with a good amount of closet space or, if that's not possible, I'd go with taking some sq. footage from the main living area. 10x11 for a master is awful - trust me.
