Open House Q?
If you go to an open house without your agent, end up really liking the house... is it better to get the agent to present the offer for you or negotiate yourself??

If you have every intention on using your agent... then have the agent make the offer.
If you are unsure if you want to use your agent... i would just make the offer myself.
You may end up getting a better deal if you use the seller's agent directly cause the RE may take less commission from the seller if there is no buying agent in the picture.

I can use or not use my agent, it's not a big deal. Just not sure which would be toward our advantage.
I do agree that we might end up getting a better deal because the seller won't have to pay two agents.

Me personally... I am totally against buyer's agents. They are really unnecessay IMO.
The only good thing they are good for... is to locate properties for you and contact the listing agents to schedule appointments.
But with the internet... locating properties yourself is a piece of cake.
Other people will definitely have a different opinion on this.... like saying a buyer's agent will look out for "your interests".
I don't really buy that cause your interests can be protected by your inspector and lawyer.

OK...J-O! Can you tell me how long a property has been on the market?? If it was on the market before, and withdrawn? and why? If there's been a price reduction in the past? and for how much? Can you also tell me that if a sellers agent informs you that theres a first accepted offer on the property, that YOU as a buyer can verify if in fact that is the case?? and if the offer is within the LA's office, if it's been registered? and how much that offer was for????
i'll wait patiently for your answer(s).
(btw, there are plenty more questions i can ask of you, but i think i've given you enough to think about for now)

If a seller tells me there is a 1st (whether its true or not)... i won't even bother with the property cause I don't do the bidding war.
Too each their own I suppose. But I wonder... if two people come in and offer a buyer 400k for a house. One buyer is using the seller's agent directly. The other buyer is bringing in their own buyer's agent. Don't you think the listing agent will "pressure" the seller to swing one particular way?

Nope, it wouldn't. b/c the LA will print it for you, but it will be a "consumer" copy, not a broker copy.

I can't speak for other agents, only myself. I don't care where the buyer comes from, I'm working for the seller, and I will ALWAYS tell the seller he/she should go with the best offer presented. I'm still going to make my money!

Does the consumer copy have all the listing price changes? Because the listings I have received via fax had the listing price changes... the seller and buyer's commission breakdown... and the listing agent's contact information and remarks.
Thats the consumer copy?

what you describe is a Broker copy. consumer copy does not contain that info.
why would a RE agent give you a sample listing? he's probably hoping you don't sell the co-op on your own..

The link I just posted was a listing that sits on keystone realty's page. They post all their "broker listings" on their site. I was just trying to show you the "type" of listing I have gotten from listing agents. I knew they were broker listings cause they had a lot of private information on them. 
But I know thats not the norm. But like I said... I have gotten actual BROKER listings before from listing agents. So it is possible to answer those questions you said a buyer's agent can get.
But I know thats what you do for a living so I respect your opinion and thoughts on the subject.

You aren't necessarily understanding what I am saying. I only posted that broker listing just to ask you if that was an actual "broker" listing (which you say it is).
The broker listings I got were from actual listing agents for houses I was looking at. It actually had nothing to do with the co-op or me selling the co-op.
I have had a TON of agents trying to get my co-op listing. They all know I have the nicest one on the market currently (at least in my complex).
Some of these agents are funny cause half of them say "Oh... i refuse to show an open listing". LOL I say ok thats fine. I will try to sell on my own first.
..... Then they call me the next day or a few hours later saying "Can I bring a buyer over?"

MrsERod...please don't take offense...
I found that one of the only reasons why we got the house we did was because we strayed from our RE agent and made a direct offer ourselves. DH and I were not in the mood for a bidding war and within minutes of making our offer, we got the house!!! I'm talking minutes literally...we went to the sellers RE filled out some paperwork, gave our offer...walked out the door and while driving in the car, the seller's RE called to say our bid had been accepted.
We knew other people were interested in the house and felt we had the upper hand because we didn't go through our agent who would have had to split a commission...
I sometimes feel guilty about not going through our RE (since he was a friend of the family)...but, sometimes you have to do what you have to do!!!!
MrsERod does bring up some very valid points however as to why a buyer's RE agent is important.

Weren't you sort of unhappy about how your agent handled the last offer you guys were negotiating? Have you considered possibly switching agents?
