Any tips for our first Open House?

We're having our first open house in our co-op this weekend. Any tips?

light some great candles, make sure all the window shades are up, the temp is good and

don't be there....

I think the shades up - because people like ALOT of light.

yes the more light the better and it usually makes rooms look bigger...
A BIG PLUS!
ETA...especially in condos and co-ops where space is usually #1 priority...

we we sold our condo (townhouse) we made sure everything was spotless! We used a chocolate chip cookie candle and that was great...kept the smell up. Turn on every light, open the blinds. Tidy up the walkway. Keep the bathroom counter free of anything. I got a new doormat, so people would have clean feet when they came in. Other than that, good luck!

Make sure all your windows are clean...it makes the room look brighter. I lit candles before the people came to look at the co-op but then blew them out right before they got there. A woman who does house staging said to me that I shouldn't light candles because it looks like you're covering up a smell. I think it looks pretty anyway...

Also, she told me to clear off the refrigerator, no pictures on it. Keep you table clean and put a place setting down...plate, bowl, linen napkin and stemware. She also told me to rip up my carpeting to show off my wood floors but that's NOT happening. I only listened to some things!

the open house is actually tomorrow from 12-2.
we're going to be at my brother's engagement party, so we wont' know anything until waaaay after it's over.

and we're actually staying at my parent's house tonight becuase i wanted to get the cats out of the co-op for the open house. but the last time we left the cats here by themselves they got all freaked, out, so we're here with them.Chat Icon

I'm sorry I'm seeing this so late but here are all of the tips we used. We got our offer of first refusal within the first 20 minutes of our open house.

1. Clean, clean, clean... including the inside of cabinets, windows, etc.

2. Empty out the closets so they are only half full... they will appear bigger.

3. De-clutter... studies have shown that men are really turned off to houses that have curio cabinets, a lot of shelving with knick-knacks or a lot of items on the kitchen counter... I remvoed everything from our counter... makes it appear cleaner and larger.

4. Put away all personal items...
bathroom... hide toothbrushes from counter, get rid of shampoo, etc. from shower. Declutter dressers, tables etc.

Take down all personal photos except ONE wedding picture... doesn't even have to be you. Women like to see one to know the people there are "happy". This is a tip I got from one real estate agent I know.

5. Put out white towels in the bathroom and dress the bed in white sheets or cover. White denotes a clean, neutral look.

6. Pull open all blinds and shades all of the way. Take down any thick heavy curtains or cafe curtains and just keep the windows bare and wide open.

7. Turn on all of the lights, every light.

8. Becareful of the candles. Some buyers are leery and think the seller might be covering up odors in the house.

9. Another real estate agent tip... take furniture out of the corners... by keeping the corners of a room empty the room really does look bigger.

10. Put as much as you can in storage/a friend's house.

11. Make sure the front door is nice and clean.

12. Don't park your car in front of the house or the driveway... park it down the block.

wow! we did almost all of those things all on our own!!!! i'm impressed with us now!

not sure how it went - we still havent' gotten home yet.....so we will have to wait!

according to our realtor, there was a lot of traffic - but we haven't gotten any offers just yet.....
we had another couple come by today who seemed to really like our place...so we're keeping our fingers crossed Chat Icon
