OMG we put an offer in on a house *UPDATE* they rejected
and we're not going higher.
oh well
if I've learned anything after all this time looking, you have to be able to walk away

the ranch!!
we saw the colonial yesterday and it needs a ton of work, the rooms were plentiful but they were all tiny. 2/3 of the back yard was a slope with low hanging electric/phone/cable wires. So even if we spend $20K to fill it (it would cost that much at least), we would be walking into those wires. If we left the slope as is, we would have a very small yard. It’s like you have all this land and you’re paying taxes for it and you can’t even use it. the colonial was a dissapointment.

In a way you must be glad the colonial was a disappointment because it makes the choice that much easier. Even if the colonial were decent inside - I still would have said go for the ranch. To me, location is key and then you can always do work to the house to make it what you want.....

well - you definitely have a great attitude. if it doesnt work out then it just wasnt meant to be and you will find an even better house.
Did they at least counter offer you? I think that sellers assume that the first offer is not the best and final offer - even when you make it clear that it is the best and final offer.

well they didn't technically reject our offer, but our agent called back to tell me that they had an offer for $15K more than we offered and it was rejected. the amount the other people offered was the highest we were willing to go.
so... onwards
