a friend teaches at 3 village, the taxes are insane in the district and she says that is not what it once was. I love the areas that it surrounds so it is on our list.
I went to three village schools- while my parents taught at connequot- my Dad was always very impressed with the classes we could take
the taxes are high- but not higher then any other town on the north shore
my dad's taxes are VERY low- $7K of course on the same house on the water will run you about $20k in taxes

where ive been looking ive seen taxes listed at $5k - $5500 in e. setauket - of course STAR is probably in there...but $7K in taxes for a thrid of an acre in that SD seems good to me! I am from Farmingdale and we pay more than that for a lot less!

what happened to Nassau south shore?
Still very interested but not finding anything. The homes we have seen all require work.
Still don't want to look in the Plainview/Bethpage area?

I believe according to the area are your taxes so. setauket they say are less. It is like any other district the budget cut, cost programs. still a great school district I am sure

yes South Setauket is less- but my Dad house is in Setauket
all of the houses in my section are grandfathered in to low taxes b/c of something that happened back in the 80s

the northville oil leak, caused sickness & there were claims of cancer clusters. A huge class action suit promised 200 years (or something like it)of low taxes. My ex's whole huge family lives in that area. Its very nice & there are some good buys. Three Village is a very good district. My son graduated from connetquot-the district is very good-especially in the lower grades(my personal experience).

I'm in East Setauket and my taxes are 8400.00 I think that's about average for LI.

Half Hollow Hills is usually the SD ranked highest in Suffolk (for some reason CSH is located in Suffolk, but considered a Nassau School)
Harborfields usually follows close to HHH
3 Village has a good reputation, b/c many of the SUNY SB professors kids go there

I would say West Islip is good, my brother is graduating from WI on Saturday. I have to say when people found out my brother was sick the community really got together and has done a lot for my family. The school had fundraiser and raise a generous amount of money for anything that my brother needs. It is really amazing the amount of support emotional the teachers have been offering, the nurses even commented how they never seen such an outreach of support from a school and classmates as they have for my brother. I still live in WI and love the area and the schools.
Bridget
I also live in West Islip and all my children attend the schools here from the elementary to middle and one graduating on Saturday high school, LOVE the schools, they are very into sports and school spirit which is great, love the neighborhoods, all in all the kids here are good kids!!!!!!

just a note about Sachem's size.... Many changes have happened over the last few years. Some for the better and some not. You may want to consider it! (I'm a grad, a resident, and a teacher in the district... actually I think we graduated together... 1996?)

water view is more- but water front is even more then that
any time water is invloved the price and taxes increase
I have been looking at water front and I haven't seen taxes less then $15K
