Re: nassau school districts
Let me know if you have any specific questions about any of the areas mentioned. I do the majority of my work in the towns previous posters mentioned -- Merrick, Bellmore, Wantagh, Seaford, Massapequa. I grew up in Seaford and live in N. Bellmore now (where my real estate office is).
I've worked with, and am currently working with several LIF'ers, and would be happy to help you, or just answer questions about towns/school districts or the buying process in general!

Re: nassau school districts
You should probably try to make your search more narrow..There are lots of good school districts in Nassau and you can pretty much buy a home for $500k in any town except for a few towns which only have million dollar + homes.
What are you looking to get for $500k in terms of size of lot and # of bedrooms and bathrooms? Do you commute to Manhattan? Are you looking at a maximum time on the LIRR?

Ideally I would like a house that has 3 bedrooms and 1.5 bathrooms (or larger). We would need to commute to NYC so a lirr station nearby is necessary. I prefer north shore bc the northern state is more convenient for my commute

There are plenty of homes in that price range in Syosset - and the school district is top-notch.

You may still want to check out some south shore towns, such as Merrick, Bellmore, and Wantagh. The LIRR Babylon line runs through those towns and that is one of the best train lines. They run a LOT of trains, and lots of express trains during peak times. It is a 39 min. express train from Merrick to Penn, 43 mins from Bellmore. I used to commute from Bellmore to midtown east and it was a pretty easy commute.
Also, although you are not near the northern state, those towns are very convenient and near tons of major parkways. You can hop on the Meadowbrook or Wantagh Pkway or 135/Seaford Oyster Bay and be at the Northern State very quickly. My DH commutes to Long Island City from N. Bellmore and he drives, and it's not bad at all.
You definitely need to research the different areas, but $500K or under buys you a LOT more house and property, in my opinion, in Merrick/Bellmore/Wantagh than it does in north shore Nassau.

Agreed. I moved North and I hate the Ronkonkoma line. Even though I love my town of Bethpage and the schools are great I would move south if I had the choice.
I grew up in Bellmore and tried to buy on the south shore but at the time couldn't afford it.

definitely check out floral park! most houses are in the size/price range you're looking for 30 min to penn on the lirr 5-10 minute drive to the northern state small downtown with shops, bars, restaurants convenient to most highways, public transportation, malls, etc. good schools

Re: nassau school districts
I grew up in the Syosset school district (lived in Woodbury though). My dad commuted into the city from there. It's not too bad if you aren't far from the Syosset train station. He actually drove to Hicksville most of the time due to shorter ride and more express trains. The schools are excellent and there are many pretty areas - North Syosset, Woodbury - that are close to highways and trains.

"Each year, Newsweek picks the best high schools in the country based on how hard school staffs work to challenge students with advanced placement college-level courses and tests. Just over 1600 schools—only six percent of all the public schools in the U.S.—made the list"
After doing more research, it looks like all rankings , at least that I've seen, are based off of AP test scores, % receiving a Regents Diploma, % receiving a reg. H.S. Diploma, and those planning to attend a 4 year college.
I've left A LOT out though since I tried to stay in her budget. I left out Jericho (#14), Syosset, Great Neck South, Roslyn, and all those schools on the N. Shore and all in Suffolk.
