must haves in a home...
what are some of your must haves? and things to look for when you shop around?
we have been looking for so long im getting tired of it....i am want a strict list of must haves that i can send to my agent. i feel lilke she shows me what SHE wants not what i want
when we go to open houses what should we look for? ask about?
any help is EXTREMELY appreciated

Our must was a garage and other than that we kept a very open mind and I think thats the only reason we found a house so quickly.......we have friends that started before us and have not found a home because they have very strict requirements.

Nobody else can really answer that for you. For me, I wouldn't want a fireplace, and when we were looking, any house with a pool was automatically eliminated.
General topics, that you can decide you do or don't want are:
Garage Pool Basement Outside and/or inside entrance to basement Corner lot Busy road Two stories More than one bathroom Kitchen size Patio/deck Central A/C Gas/oil/electric heat Hardwood floors Fireplace Handicap accessible Windows (energy efficient and fire egress size) Number of bedrooms

our must haves were
garage basement 1/3 acre + 3 beds 1.5+ baths some work was okay but NOT a total fixer upper
Its hard though because I am sure your realtor can tell you tons of stories where she showed someone a house that didnt have say a Garage, after they insisted that the Had to have it, yet they bought it because they loved the house.
We had to have a garage but we did bid on one house that didnt have one. however we made the Realtor go to the town hall with the survey and verify that one could be put in.

must-haves are a personal preference but mine were;
- colonial - attached 2 car garage - full basement (unfinished or finished) - 4 bdrms - 2.5+ bths - fireplace - private yard - at least a 1/2 acre lot
wants - CAC - IG pool - updated kitchen and baths
although the search was lengthy, the house purchased met all the must-haves and almost all the wants (bths were not updated)
be patient and think positive!

could it be that what you are looking for is not available in your price range and location?
I know as a Realtor- I don't have time to just show a buyer what I think they should buy- but maybe you need to sit down and speak to her about what you are looking for and if it exsists in the area you want to buy in

at least 3br at least 2ba good sized kitchen (since we like to cook and entertain) a back yard of some size to allow for gardening
prefered to have a driveway and a garage but were not deal breakers (neither are common in our area)
What we got in the end was a 3 br, 2.5 ba, with driveway, garage and finished basement. We have a small yard (front and back) with a screened in porch. We are very lucky.

For the future: Basement Garage Laundry 3+ bedrooms 2+ bathrooms decend yard not a busy street
Good bones...meaning, okay, if we have to paint, fine. If we have to update, fine. But if we have to demolish, no!

Things we would not compromise on:
A mortgage that would enable us to still live life.
A nice, open layout, not small chopped up rooms.
At least three bedrooms.
An area we love and a street that had some character and charm.
A basement.

basement garage gas heat or gas service in house 3 or more bedrooms yard that was suitably sized for us

basement decent sized yard fireplace-didn't get it, but I will in our move up house LOL porch master bedroom big enough for king furniture- didn't get that but is currently being made bigger master bath-didn't get that walk in closet- we are building one now eat in kitchen dining room garage

Here was my list
Open floor plan Lots of light from windows Good back yard Prefer a small front yard two car garage 3 bedrooms 2 baths open kichen plan Walk in closet in the Master bedroom At LEAST a tub in the master bath (TX) good school district child friendly neighborhood playground close by Not too busy of a road lower tax rate under $165k Secondary rooms had to be over 11X12 Water Softner (TX) no carpet (TX)
I didnt get those last two but got everything else!
At least I hope I did (TX) San Antonio is aquafor fed so the hard water is murder on the toilets, washers, dishes etc. I need to buy this. (TX) carpet is a stable here. I can't STAND it. Need to pull it and put down fake wood haha (TX) Every danged house had a stand in and a garden tub. Its so stupid in my opinion but we ended up with the same in the house we put an offer in on.
I also started off wanting two stories and found out I really only want/need a 1story.

I wanted the kids bedrooms to be a decent size. We saw so many houses where the kids bedrooms were SO small that I got worried we wouldn't be able to fit much more than a crib and a dresser!
With the house we bought, the rooms aren't HUGE but definitely a decent size. Since we do not have a basement or a garage, it was important to us to have decent size rooms since we won't have the extra storage space!

Garage 3+ BR 2+ Full Baths a driveway that fit 2 cars Basement Pool and if not, a property that had room for one.

my MUST list was:
in one of the school districts we selected (Kings park, smithtown, northport, commack, hauppauge, three village) at least 3 bedrooms at least 1.5 baths updated kitchen and baths - or a price low enough that we could update ourselves private yard basement or large attic (storage space) quiet street distance from main roads and train tracks
if it was in the lower end of our price range we would accept the fact that we would have to do some remodeling/renovations. if was in the top of our proce range we wanted the major projects to be done. (kitchen and baths)

Hmmmm...does she tell you why they are not available? Accepted offer- no more shows, in contract? Short sales? (I have a few clients that don't want to see short sales)
What is she showing you? Her listings?
Do you have a signed buyers agent agreement?
If you want to fm me a few mls # - I can call and see if they really are unavailable

we were easy 3 bedrooms back door or side door basement nice backyard
I did not realize a back door was something I had to say but went to a couple houses that had no entrance to the backyard wierd
