I don't get how you all are doing it!
you'all are buying houses (which is SO hard in NY) and then you're turning around and redoing them....
how are you affording that? Am I missing something? I've been in my BRAND NEW house for 5 months now and we've yet to paint a single wall or buy anything new for the house.

It has took us just over a year before we started doing anything to our house. We're finally starting to make it our home, but is has been a while.

Re: I don't get how you all are doing it!
I was wondering the same thing. We just sold our 1 bedroom co-op and decided to just rent a 2 bedroom for now. We plan to move out of state in a couple years.. probably down south somewhere and we wanted to have the $$ we made from the co-op available if we decide to purchase something while still living here. What stinks that is that me and DH make good salaries and still can't afford a house. Its very discouraging. More power to anyone that can do it!

Re: I don't get how you all are doing it!
Danielle and I are lucky because we have her father who knows how to do all home renovations, and we have her brother in law that installs carpet and Pergo floors, and we also have the ability to do some of the other work ourselves. Even though we are still spending money, we arent spending as much as we would if we had to hire outside labor.
We wanted to make sure we had all the big messy projects done before we moved in. We are also lucky that we arent in a rush to move in, and the apartment we live in now isnt going to be rented out to someone else soon

Instead of putting more $$ down on the house, we did an 80/10/10 so we would have some $$ for renovations.

We are also doing all the work ourselves- too expensive to hire someone.

Same here - my DH and I both bought apt's 5 years ago - Now we rent them out and the extra income helps us pay for our house.

I just want to add that we are doing whatever work we possibly can ourselves. We gutted our house, and did all the demo ourselves!!!

Re: I don't get how you all are doing it!
We bought our house a little over a year ago and have almost everything finished, BUT, DH is incredibly handy so we've done most of the work ourselves. We purchased all the supplies on a zero interest credit card and made sure we paid it off over the year... that's how we did it!

We put 10% down on the house, and took out a mortgage for 80%, and then a HELOC (home equity line of credit) for the remaining 10%.

Re: I don't get how you all are doing it!
We had a co-op to sell and saved lots of money and didn't spend all of it on the down payment. We knew we would need money to do work and buy furniture, etc..

Thanks! Is that to avoid PMI? (We're now in the "researching our options" stage )

Yes, we avoided PMI by having the 2 loans, and also had extra $$ by only putting 10% down!!

We bought over 5 years ago, and are still doing work. The good thing was we paid so little compared to what the house is worth now. But one project at a time is what helps save as you go.

We bought a condo for a low price 5 years ago, sold it for a high price 3 years later. Used profits to have house built.

Re: I don't get how you all are doing it!
Well, although we qualified for a lot more than we took out, we only used part of our savings and did not take out the huge mortgage. Instead of getting a home we went with a town home. We are using some of the money we could have spent on a bigger home on furnishing the home that we purchased. We want to live within or below our means so that we do not have to worry about money.

Re: I don't get how you all are doing it!
DH and I have done everything in our house. My dad is a contractor so we paid his guys to come in and do our upstairs bathroom (DH did the one on the lower level himself).
DH installed the flooring on the lower half and for any stone/tile work we had my dad's 2 workers who are awesome come in b/c we didn't want to screw it up LOL.

Re: I don't get how you all are doing it!
Furniture wise it's one room at a time. We haveour bedroom and the formal living room left to furnish.
I got lots and lots of stuff from my bridal shower that has helped us with things around the house, his family gave him lots of gift cards since I had a bridal shower to home depot and other places.
My parents came down in August and mom was on a crazy shopping spree. Seriously I did not even own a toaster until mom came down.
We hade a gift card, coupons and store credit at bed bath and beyond and gots lots of good things thanks to those items.
As cosmetic, their are a few little projects I want to do like finish the flower beds, paint and hang a few things but that is all one project at a time.

Re: I don't get how you all are doing it!
If it makes you feel any better, not all of us are redoing our houses. We spent every dime we could borrow to get the house we wanted and there's nothing left. Now, other than paint (which is cheap, but even with that DH will only let me do one room every six months or so, only three are painted in two years) and furniture that can be purchased at the Salvation Army, we can't afford to do anything with it, but I'm trying to be patient. After all we've got a lifetime to make it our own. If I did it all right away, I know me and I'd probably get bored and want to re-do it!
