How long does a title search take
My realtor first told me it takes 30-45 days, then she said 60 days, my lawyer said it doesn't take that long at all. I am so confused!!! I know everywhere is different, but I am just wondering if there is an average time that it will take.

Re: How long does a title search take
I am sure it varies a bit by title company, but I think about 2 weeks is probably the norm.

How long does a title search take
Ours took about 3 wks. 60 days seems a bit much to me.

That's what I thought, and my lawyer said that isn't correct, I just hate waiting!! When is the title usually ordered? Is it weird if I email my lawyer and ask him? Who actually orders it?

Yes, 60 days is just wrong. A lot of sales close within 30-45 days of going to contract!
You are the buyer, I assume? If so, then your lawyer will order it. The buyer's attorney will order title and review the title report for any issues. It's best to order title once a house goes into contract, and that's what most experienced real estate attorneys do. That way, if something crops up (a C/O issue, an unsatisfied mortgage, etc.), it can be dealt with sooner rather than later and there are no unpleasant surprises that have to be handled at the 11th hour when everyone is ready to close. But I have had situations where attorneys have waited to order title and it did create headaches.
You should definitely ask your attorney! That's what he/she is there for... to handle your questions and guide you through the process. All of the best real estate attorneys I work with are very accessible to their clients. Your real estate agent should be guiding you, too, but if she isn't experienced with an issue or doesn't know the answer, she should find out or refer you to your attorney on legal issues.
You may want to ask your attorney about the survey, too. A lot of times, the bank won't require a new survey (if the existing one is too old or can't be found), but even still, a lot of attorneys want a new survey. If your attorney wants a survey, again, that should be taken care of upfront, early in the contract period, to avoid delays later.
Good luck!

Re: How long does a title search take
We order title once contracts are signed and we typically have title back within a week or so.
