house help
i know that there is a home board, but this board seems to get the most traffic so i hope you all don't mind me posting here.
since a lot of you live in long island, i was looking for a little advice. my husband and i have recently started looking for a house. however, we're both born and raised in queens and don't know much about long island. we have started driving around some areas we're interested in, but it's such a hard decision. driving around a neighborhood and actually living there are two different things.
ultimately, we'd like to stay in nassau -- somewhat close to queens with easy commutes to brooklyn and manhattan. we're also looking for a neighborhood with more spacious homes, good schools, moderate taxes and a towny feel as opposed to somewhere more built up with big box stores. i'm starting to feel like what we're looking for doesn't exist. any recommendations on neighborhoods to check out would be greatly appreciated.

Most towns bordering queens are great. Floral Park, New Hyde Park, Roslyn, Williston Park, East Williston.
Dh & I were born & raised in queens & these were our target areas when we were looking last year.

We moved to Massapequa Park which is a little farther out east but still Nassau County and we love it. The Babylon LIRR line is great.

Re: house help
We were in the same situation! I highly recommend speaking to Christine Braun. We hired her as our buyer's agent. We had done a little research and decided we liked Lynbrook and Valley Stream- close to Queens, but still LI. Christine helped us look for homes in that area, along with recommending expanding our search to Bellmore and Merrick. We really loved Bellmore and Merrick and I think they might be more what you're looking for- smaller town feel. Ultimately, we just signed a contract for a home in Lynbrook. We just loved the home, how close it is, proximity to the LIRR, everything. Lynbrook has fantastic schools and a cute town section as well as being within 10 minutes of the Green Acres Mall.

Re: house help
I am partial to the south shore but you should first figure out if you are thinking north shore or south shore. That may help you narrow down a town.
As some one else said the babylon train line is one of the best LIRR lines if you are taking the train to the city.

Garden City South- walking distance to nassau blvd shops/stores, decent taxes and home prices, great schools (franklin square district)
Floral Park- pricey for a move-in ready home, high taxes. Wonderful neighborhood, cute town area, walking distance to many things, great school district. Train station in walking distance
Franklin Square- large town, but if you wanted more of the "town feel", you would get that north of hemp tpke because you're close to nassau blvd or new hyde park rd which have cute restaurants and shops. The area south of hempstead tpke has some larger homes, but youre shopping options are either dogwood ave or franklin ave which are busy roads and not really a "small town feel." That is just my opinion, though. Many people prefer the south side of hempstead tpke, i The area is worth taking a look at, though
Stewart Manor- Between Franklin Square and Floral Park. Amazing village, covert ave is in walking distance which is where all the stores are, train station in walking distance. taxes are high because it's a village, but the neighborhood is well kept. Schools are decent as well
I live in GC south, and if I were to move to another home in the area, these are the only towns I would consider moving to. I will most likely stay in my town, but will possibly relocate to Floral Park because they have an excellent school district
ETA: Malverne is another town with a town feel to it, but the schools are not good. I have many friends from HS who live there, but we went to Catholic School. Since enrollment in private school is down, many don't want to buy there because the school district is bad. Parts of Hempstead (Lakeview), are zoned for the Malverne schools.

We moved out here from Queens- a little further than we probably should have.
We liked Lynbrook when we were looking but the taxes were very high- though close to Queens and if you commute both the Babylon and LB lines stop there. Floral Park (the Nassau side) is also very nice. You're not really going to find super spacious homes that are affordable though and the closer to Queens you get, in general, the less property you will have.
Two pieces of btdt advice- do NOT go further out than you want. We did and regret it big time. Prepare yourself for a crappier commute than you have now. If I had a dollar for every agent, every random person who said the Babylon line was the BEST I'd have been able to afford the 20k taxes in Lynbrook. Going from commuting from Queens to taking the LIRR is awful.

The taxes ARE killer in Lynbrook. Especially since they show you the taxes but conveniently "forget" to tack on the village taxes. Yow.

Long Beach has VERY towny feel to it. Kind of out the way though because it is not close to a major highway. Houses can be spacious depending on the home (lots of variety). Taxes vary, but you get the benefit of living in a city.

these are our dream areas.
the houses we've seen in these areas so far are close to the top of our budget and need a lot of updating. they also go quick!

we're def not opposed to going out a little further. it seems like that's what we're going to have to do anyway to get what we want. we did like the feel of bellmore and wantagh from what we saw. i'm going to look into merrick and seaford.

I'm not trying to be snarky but do you mind sharing what, in your opinion, the benefits are to these areas? Again, I'm not trying to stir anything up but we moved here and in all honestly we're quite unhappy with the area. I just really want to know if there is something here that DH and I are not seeing because believe me, after all the money we spent we WANT to like it!

I grew up in bellmore-merrick. Went to bellmore schools. Really liked it there and I wish We could have afforded to buy a house either there, wantagh or seaford but couldn't.

Re: house help
Do you have friends you can visit in the areas you are driving around? Or plan to have dinner at a local restaurant? I think that when DH and I decide to move out of the city, we are definitely looking for the same thing as you. I grew up in North Massapequa and though it was a fine place to grow up, I don't want to go out that far. We are most interested in the north shore and hopeful to find a place on the Port Washington train line. I know that also means we'll have higher taxes but I don't think we can get everything we want without paying a bit more for it.

no snark taken.. like i said in my original post, driving around these areas and actually living there are two totally different things and that's why i was looking for a little guidance. for all i know, we could move there and totally hate it.
from the few houses we looked at in bellmore and wantagh, we liked that it had a more neighborhood feel. to us, it wasn't as commercial as some of the other areas we've looked in. we thought that there were a lot of nice homes and the neighborhood looked well kept. we also felt that you get a little bit more for what you're paying. some of the houses are definitely at the top of our budget, but you get a bigger lot and a bigger yard, which is important to us. i don't know, i could be wrong, but that's what we saw from spending some time there.
can i ask what is making you guys so unhappy? maybe there's something we're not seeing.

Re: house help
I would go look at churches or synagogues or mosques in the area if you are religious. I would walk down the main streets and stop in to have lunch. Look at commuting times from the Lirr. For some towns your commute can be lengthy. See how close things are to doctors and other services you use. Then it will be based on your budget.

Im not sure of your budget but i would recommend the below-
1. East Williston- cute small downtown area 2. Greenvale- great location, good shopping (Roslyn schools wo the price tag) 3. Roslyn Heights/Albertson- nice area, Roslyn/Herricks schools 4. Port Washington- great downtown 5. Manorhaven- cheaper version of PW but same schools 6. Roslyn- again not sure of your price point but great choice 7. Carle Place- know friends who are happy here 8. Garden City Park/South- good location, nice downtown 9. Rockville Centre- good downtown, good schools

garden city park and GC south are two different areas- garden city park does not really have a downtown area. I think you're thinking of GC South. GC south is franklin square schools, and garden city park is on the other side of new hyde park and zoned for new hyde park schools. Just wanted to clarify for the OP :)

Bethpage has a cute town area on Broadway and also has Bethpage state park. There is bethpagr teain station or hicksville which runs more frequently. I also like wantagh, Plainview, and Syosset. I would have preferred closer to Queens but I feel like you get more for your money a little further out in Nassau. To me Suffolk was too far and not even a consideration.
