Holy sheeeeeeeet! we just made an offer FINAL (?) UPDATE: It's over

I never knew it would be this much fun!

Update #2:

the sellers countered, over our price by about $35 k.

there is only 3 titled transfers comparable to this home within the last 3 years.

ALL of them sold for less than this house.

and all of them were updated.

the comp MOST like this house was completely updated in 2005 (roof, bathrooms, kitchen, windows etc) and sold in 2006 (when the market is still better for sellers) for $21k LESS than what they are asking us to pay for a home that has not been updated since 1987.

at all. not one bit.

this should be fun. I don't think they are going to come down to our level. and there is no way the house is worth what they are asking.

UPDATE #3

since there was some interest in the saga

we went back at $7k above our first bid, $24 k below their counter.

we will be waiting for the inspection to ask for the roof to be taken care of.

my agent will also be asking the sellers agent to share her comps. and we will be building our case with hours.

ETA: the agent agreed to share her comps with my agent, and she said she'd review OURS before going back to the seller with the offer.

UPDATE #4: we sent the agent our comps and she has neither responded NOR has she sent over the comps SHE used to price the house.

my agent thinks she just priced the house at what the owners wanted (w/o doing the research) and is now backtracking.

NOW I am KICKING myself for not insisting she look at the comps BEFORE raising our bid...but methinks we can revist that price AFTER the inspection on Sunday.

we'll see what happens today.

In any event, I've already started looking up more homes that could interest us. This isn't the only house on the block!

it's crazy long. gist is they countered way above our offer, going down only 5 k and they sent me their "comps"

Update #6

so the seller STILL has not gotten back to us on our counter.

we had a tentative appt for a home inspection on Sunday which we had to cancel b/c they blew their "deadline" to call us. then they call Sunday afternoon and this is the gist of what the deal is

the seller is an EX real estate agent so he feels he "knows the market". the sellers agent sent him my comments about the comps and he wants more time to review them before coming back to us. according to the agent, he says he is is no rush (they are selling the home as part of a divorce settlement...whenever they divorced they decided to keep the house until the youngest child went off to college, which will happen in a few weeks)

and apparently he has ZERO respect of compassion for the time or patience of others.

I agree with Suven that this guy is going to be a real PITA and I at this point, I'd LOVE to just pull our offer out from under his stupid arrogant nose ( ) but my dh, being the far more "sensible" of we two tells me "we don't care about them. we just want them out of the house" so I will NOT cut off my nose to spite my face.

We will continue looking and let this guy do whatever he wants.

If we finda home we like more in the meantime, we will pull our offer. (and then I will tp his lawn totally JK)

he just seems so arrogant...I have ZERO tolerance for that.

so unbelievably the seller HAS NOT GOTTEN BACK TO US and our last counter.

so now it's time to play. My agent is calling his agent and telling her if we don't have a response by tomorrow AM, we are pulling our offer. and even if they come running back, they will NEVER see that number again. It's a gift. and you shouldn't look a gifthorse in the mouth.

especially one with a penchant for kicking. HARD.


I am trying for this house b/c my dh REALLY likes it. but I won't let us be toyed with.

we already have a few appt set up for more homes this week. And, my ORIGINAL favorite has gone down in price low enough for us to afford it. and he is warming to that idea as well.

time is running out, asssshole.

7/30:

so basically the seller said he still wanted time to think and compare (aka pray to the RE gods for a better offer to come across his plate) and didn't counter sooo

our offer is OFF the table.

they actually had some "appraiser" review my comments about their comps LOL (and said I seemed stuck on hardwords...whatever d1ck) and rather than acknowlege that this is a done deal, he said he'd still like to think.

UM there is nothing else to think about b/c if you come knocking back....it's for our ORIGINAL bid or nothing.

In the mean time...we are gearing up to look at 5 homes on Friday...including my first true love...recently marked down

I AM sad b/c I think this house that we "lost" had the best layout for the needs of our family and entertaining...but there are others homes, with other positives and negatives that we can work with.

we are cool though. we know in the end we'll be happy with whatever we chose.

my only update is that there are no updates

the sellers agent was in a seminar yesterday (and today actually, friggin figures! ) so they haven't responded to our offer yet.



I told dh yesterday, I barely feel like we have a question of hundreds of thousands of dollars hanging over our heads...not sure if that is good or bad

Thats annoying. If I was the seller, I would also be annoyed that an offer came in and I didn't hear about it for two days because my agent was in a seminar.
The seminar can't be 24 hours a day, he/she should be checking messages and handling offers during break times or before/after the seminar.
