East Northport Families

For anyone who lives in the area of East Northport I would love to hear your stories about the school district and even more so the worst and best areas. Now when I say worst and best areas I mean areas that are good for having kids hang out on the street and play games and things like that. Soon I will be driving around that area and looking at the potential homes that we be looking to buy and am looking for something in the mid to late 300s or even up to 450K. Taxes under 9000. Perhaps someone who actually lives on one of those neighborhoods or streets would be able to assist me in knowing what streets currently are listed for that price or even with taxes lower may be in the 7000 without obviously being in an area that is labeled as bad or unsafe.

East Northport Families

grew up there. i dont think there are too many "bad areas" -- even by the tracks is nice... avoid main roads and maybe the area off larkfield behind the motel/beckman's florist/old taco bell. even that's not too bad.

you can set up alerts on mlsli.com - currently i searched using your criteria and there are 10

the houses go quick- in my moms' neighborhood there were like 8 in october now there is only 1!

East Northport Families

I grew up in Northport. The schools are great. There really isn't a bad area. As far as kids playing in the street etc.....it will really depend on the neighborhood. As long as its not a busy street then it will be fine. However I did find that in general it wasn't like that when I was growing up. I moved to Northport from the mid west where everyone was in the street riding bikes and playing kickball. It was a shock to see that No one did it....and I lived on a dead end street.

Northport near 25a is way too far north. East Northport near Jericho I heard is one of the better areas.

I feel it may be less save around the streets like 1st, 2nd, etc and the 1st, 2nd Avenues near Pulaski. Should we try to be as far south from there as possible?

I think if you go that far south in EN that it may be the Commack or elwood school district where the taxes are a bit higher.

I think you are right. What would you suggest?

The area that I've been looking into where I found homes in the late 300s to mid 400s is the area listed in 2. Elwood, on this site. Taxes seem to be around 9, under 9k. Saw a house for sale now at 375k.

Other other sections that you feel are pretty safe and have a nice vibe to them and are under maybe even 8k in taxes?

I grew up and now live right off of Clay Pitts Rd and it is a GREAT area ! There really isn't a bad area in any part of East Northport or Northport. But I find my neighborhood to be most convenient because my DH commutes to Nassau County for work and myself Smithtown. IT is also convenient to all shopping !!! OH and did I mention the schools are phenomenal ! ??

I wouldn't think twice about letting my children ride their bikes around the neighborhood. ( they are 15 and 12)

I had friends that lived or still live all in the other areas. Not a single on is unsafe. I personally would just not buy a house on Pulaski, Elwood, Larkfield, Clay Pitts, 5th ave or Bellrose - not because they are unsafe or bad but they are the busier streets in the area.

Agreed about the main roads. As per neighborhoodscout.com it states that the better areas are closer to Jericho Turnpike. Hmm. I do know the number 1 rated area have homes in the 500k range.

We looked at the 4th Avenue and areas surrounding it and weren't that impressed. Did not feel "safe" even though I am sure no problems or not many arise. I do know near Pulaski there are a lot of Spanish bodegas. Not interested in being around that. If we were we would go to Huntington Station. I actually am Hispanic by the way, just saying :)

There are no spanish bodegas in the area like you are thinking. There may be delis that have some spanish customers. And No I def do not think the southern part of E Npt is better at all. Crime in the area is next to nothing so I would not go by those maps at all. Just pick homes that fit your criteria and go look at them. IMO you are trying to analyze it without really seeing the areas.

Look on mls. That will give you for sale and recent sold. No site will be accurate for homes not on the market or recently sold.

I'm curious if over by Pulaski Road on the Ave streets south of it why the homes have taxes of 5k or do and the ones near 25 are higher. Is it because the areas are more desirable by 25 or is it because the schools are different?

I am not sure where you will ever find $5K in taxes.

But you can't compare one house to another on taxes. There is a lot that goes into taxes.

I suggest if you really want to live in East Northport contact a local Realtor because you will never be able to find all the info you are looking for just online.

Right but people who live in the area could suggest obviously the more desirable area. I will just need to go Sunday I feel to check it out myself.

isn't this elwood schools? = higher taxes

i've heard the # streets arent as good but had plenty of friends grow up there and didnt seem to be any issues.

this is why i like the area off pulaski south of larkfield. so easy to commute to sunken meadow & then LIE.

my moms taxes used to be around $5k but with building up a bit and when LIPA/LILCO/PSE&G etc stopped kicking in for the $$ they all went up

i would guess bc its an older home.

taxes do get reassessed after sales. and mine (not in enpt/northporT) have gone up like $2k since i bought 8 yrs ago. i would figure these will go up a bit

Finding a home in the East Northport/Northport Schools in your target price and property tax range might be a little difficult. I would search for open houses (try redfin.com) and even if above your budget, I would still view to get a sense of the different areas and neighborhoods.

There appears to be quite a number of homes available in the "El" section but be advised although the zip code is East Northport, the SD is Elwood.

I work a second job late nights until 1 am / 2 am and I want to make sure that my fiancé is safe because I'm not sure if there's been any burglaries or break-ins and we want to raise a kid and a family.

If that means getting a place closer to 25 and further from Pulaski then I would prefer that.
