For everyone with condos/houses down south (like Florida, Carolinas, etc.)... are you able to rent your place out with good success?
How many weeks out of the year are you usually able to get it rented out?
I am possibly looking into buying some property in Florida next year and would like to rent it out when I can.
We are looking to do the same thing in FL.
A lot of places like condo/townhouses in FL do not allow 2nd home purchase/rental property.
We were also told that the down payment can be as much as 1/2 of the purchase price because of the economy in FL.
The renting is hard because there is so much competition.
I think if you want to do a rental, you are better off finding a place that is prime for tourists. Walking distant to beach. Minutes from Disney, amenities, etc...

OMG!! CAIRO!! I was just going to post!! DH family has a house in Cairo!!! We go a few times a year. I LOVE it up there!
Since it's not our home, I would LOVE to one day purchase a vacation home up there!!

I LOVE Cairo too, my grandparents had a house in Summit for 40 years! I love that whole area.

I would probably be going in halfway with my dad on this purchase so he can declare the house as his primary residence (me a co-signer). He is a bigtime golfer so anyplace we buy will have to be in a huge golfing community. I think that will help with the rentals.
I know he always wanted to move down, retire to Florida for the winter months but my mom (RIP) was bigtime against it so nothing ever happened.
There is a lot of good golf in Orlando so might be able to get something that's good for Disney and good for Golf as well. I was actually in Disney last week, but I did not have any time to look at properties.
I am not a fan of HOAs in general so I would probably try to avoid anything with an HOA (can't stand the rules - although many houses in FL have HOAs). So if I buy something, I can pretty much do with it as I please.
Down payment shouldn't be an issue, although if I need significant down (like more than 60k) I might just pull from the equity in my house here or take a line of credit against my business instead of tapping into savings.
Me and my dad are going down to the Naples area in January and I know we will probably spend one day looking at places. Anyone own in the Naples / Tampa / St. Pete area?

My parents do... in Rockaway. They live in Middle Village during the winter...
ETA: its actually a summer home, not necessarily a vacation home.

My parents live about 40 minutes north of Fort Myers and it's definitely warmer by them than it is in Orlando during Jan/Feb/early March. How do I know this? Because my dad looooooves to call me up during terribly cold NYC days to tell me he's running errands in shorts and a tee shirt.
Fort Myers is a nice town. I don't know enough about it to know what areas are less-than-desirable for someone looking to purchase a place, though. However, when you go, do try to hit up Bennett's Fresh Roast...it's an off-the-beaten-path donut shop. Delicious donuts, cool vibe, and it's in a part of Ft. Myers that's really nice. I stop there before going to the airport so I can bring some home with me. It's a rare case for a New Yorker to be bringing food from Florida home on the plane - usually I bring bagels and Italian pastries down there for my folks!

Parts of Ft. Myers are bad, downtown some parts are iffy. Stay away from Lehigh Acres. Naples is gorgeous, some areas very expensive. I lived in Bonita Springs (in the middle of Ft M & Naples). Loved it. Lots of shopping/restaurants. Beach is right there. Less than 2 hrs from Miami/Ft. Lauderdale. Anything west of Rte 41 is going to be more expensive-closer to the Gulf.

My parents own a condo in St. Pete Beach. They haven't rented it out yet, but plan to consider it someday. They got it for a steal because of the way the market is down there currently.

I do not, but my BIL and SIL have a house on Candlewood Lake in CT. It is awesome and only about 1.5 hours from here. They are there constantly. Pretty much every weekend in the summer (along with all vacation weeks and since my SIL only works PT, she's there during the week as well). They're also there very frequently during all other seasons too; in fact, they just hosted Thanksgiving there. They ski during the winter in the area also...
My DH would love to buy a house over there, but I'm not really interested--I can barely maintain one house, never mind two. Plus, I'm not really outdoorsy. Unless one day we can buy in the Hamptons, then I may reconsider.

Upstate. Its DHs favorite place in the world, me not so much. It is just inconvenient, almost 3 hrs from us. 2 1/2 from the city When we lived in Queens and didn't have kids we went up every few weeks. Since being pregnant we have not been up at all.
