You have until a month after 6/25.
We didn't get our closing date until less than a week before.

Ours was delayed because the sellers had to finish the siding on the house as part of the contract. And then when they finished that, our bank messed up and lost our paperwork so we had a delay in our clearance to close.

Ours is being held up by the bank. One condition clears, then they have another one. I'm sure it's all linked to all of the sub-prime loans getting defaulted. Everything and everyone is under a microscope.

Ours was delayed due to boundary issues with 2 of the 6 neighbors that border us (we do have issues with 2 others but, they were insignificant). Luckily, the neighbors were great and signed and notarized the documents immediately so it didn't get delayed any further.

On or about means a 30 day window. So you can close as late as 7/25 and still be within the terms of your contract.

Re: contract states on or about 6/25 but no date yet.
Our contract stated on or about 5/15 and we had hoped to close on 6/15. That was delayed and we are actually closing tomorrow. Apparently that is still within a reasonable period of time.

Ours was 6/15 also - they told us we had to wait until school was out. Fine - we just got a closing date of July 10th. We'll see - our lawyer said they have the 30 days and then another 10 days after that.
Some "time is of the essence" thing. Not sure what it means, but so annoying!

If it is in NY then like everyone stated it is a 30 day window. In NJ it is 10 days from what ever the contract states.
