closing costs
Does any one know is the closing costs less if you buy a for sale by owner house.
also are the total of the closing costs dependant on the price of the house or is it pretty standard?

closing costs
I don't think it makes a difference if it is FSBO.
Closing costs are calculated by the purchase price.

No, it wouldn't make a difference if it's a FSBO because most of the closing costs are bank fees (associated with your loan) or prepayment of certain items (interest, taxes, etc.). And then of course you have attorney fees, which aren't part of the closing costs per se, but are a cost you lay out at closing, as is the title closer's fee).
So unless you were paying all cash (not getting a mortgage), your closing costs will be the same either way.
They are anywhere from 3% to 6% of the MORTGAGE amount (not the purchase price), depending on the type of loan you are getting and the lender you use.
