We are going through something very similar. I hate all the lying that the sellers agent is doing. Things would go so much more smoothly if we didn't have to deal with her.

As of this past weekend, they removed the house from MLSLI searches and R/E agent web sites b/c they don't want any house visits during the holiday.
R/E Agents do this for 30 days, so they can relist the house next month at a more common number, to show prospective buyers that it hasn't been on the market that long!
This whole house buying business is a SCAM!
Ok, I'm just angry and bitter, but still..... you are SO right about that, total scam. if the sellers were serious, they wouldn't care about the holiday season.
maybe it's time for a new agent? yours seems a little... you know, not working hard enough for you.
That's exactly why if she calls today - we're telling her that we're stopping our house looking - but in actuality we're just going to deal with seller's agents and or home builder's instead of a 2nd middleman!

i dont know how they think they are fooling anyone by doing this - if you have been looking at houses for a while, you'll notice the house is the same on a new MLS number
to me, you are losing a month of marketing the house!

(Let me paraphrase that DH and I are mad!)
DH and I put an offer on a house in Port Jeff Sta. that was listed at $380K. Our final bid was $371K and he threw it away saying it wasn't high enough. Severely disappointed, we continued our search.
We found another colonial in Coram listed at $389K. They won't even counter our offer of $370, and this house needs MAJOR work inside and outside (windows, siding, roof, floors, furnace, walls, window and door frames). They told our realtor to tell us they won't counter until we offer a more realistic offer.
F*CK THEM!
Ok, vent over. I've looked at over 50 homes and I'm exhausted and tired of sellers doing this to us!
Believe me, I know how frustrating this can me. Hang in there! It will be worth it in the end.
If it makes you feel any better, DH and I looked at a house that was listed at 399. We made an offer of 375 which, although they never said it, they clearly rejected. They told us they had someone who already offered their asking price. Um...what are the chances, in this market, that a house is going to go OVER asking price? It was a nice house but it wasn't amazing in any way.
And then - as others have said - there are sellers that don't really need to sell their house. I had one of those, too. Another house we saw was asking 385K. It was in mint condition but small. We bid anyway. The lady wouldn't go below 380. We accepted, and then it fell thru. I'm SO happy about that because looking back the house - nice as it was - wasn't worth it. She took the house off the market and just re-listed it. I seriously doubt she's going to get her price.
You'll find a house that's perfect for you.

Actually a lot of sellers CANNOT sell under a certain price.
The main reason, they may have bought the house when the prices were high and now they have to sell the house at a loss due to the current market value. Prices have dropped a lot latelly. So even if the price is overrated for the house (current market), they cannot sell it under a certain dollar amount or they would lose too much money. They probably know what they owe on their mortgage or how much they need for the new house they want to buy.
Just don't get too frustrated. It's a tight market on LI. But you will find the right house and seller. It takes time!

that isn't the buyers problem. just because they "can't", doesn't mean they will get what they bought it for or put into it. there are no guarantees in life.
although I do agree with you, some sellers today might have bought at the peak of the market and don't want to take a loss, but really, who does?

Oh I totally agree with you that it is not a buyer's problem but this is why some sellers will reject bids. While I understand their "dilema" they also need to understand what the current market value is. If your house was worth $450K 2 years ago and now it's worth $389... well... it's worth $389K. Nobody cares how much it was 2, 5 or 20 years ago. It's totally irelevant and a waste of time.
At the same time, when prices increase on houses (that I would call "dumps"), sellers don't want to hear about buyers complaining about pricing. It's really a "game" going back and forth. Sometimes a seller's market, sometimes a buyer's market. Although on LI... sellers have more power than buyers. It's a very tight market. Not enough supply for the demand.

The Port Jeff home had been on the market btw 2-3 months (Sept) and the Coram home since June.
