Bidding Vent!!!!!!!!!!!!!!!!

Whoever says this is a buyers market is full of sh!t!!!!!!!!!!!!!!!!!!

(Let me paraphrase that DH and I are mad!)

DH and I put an offer on a house in Port Jeff Sta. that was listed at $380K. Our final bid was $371K and he threw it away saying it wasn't high enough. Severely disappointed, we continued our search.

We found another colonial in Coram listed at $389K. They won't even counter our offer of $370, and this house needs MAJOR work inside and outside (windows, siding, roof, floors, furnace, walls, window and door frames). They told our realtor to tell us they won't counter until we offer a more realistic offer.

F*CK THEM!

Ok, vent over. I've looked at over 50 homes and I'm exhausted and tired of sellers doing this to us!

just keep in mind that not all sellers are serious. some just put their house on the market to see if they will get a certain price, since it doesn't cost them a dime to do it.

Wow Im really surprised at that. Is there anyway you can find out how long its been on the market? If its been on the market awhile or it says in the listing- must sell, owner motivated then they are usually willing to negotiate

I also think alot of the sellers that have lowered their price already several times are sometimes suprisingly non- negotiable only because they have re-listed at their rockbottom price- which I dont think is very smart. Most buyers want to negotiate esp in this market. As a seller in this current market they need to realize that.

The right home will come around for you soon. Hang in there.

The Port Jeff home has been sold, but was on the market for almost 3 months.

The Coram home has been on the market since June 5 (thereabout). In June and July, they had 5 offers at full price on the house (supposedly), but every deal fell thru b/c the buyers couldn't get an approved mortgage, so the house has had NO offers until ours yesterday the R/E agent said.

Oh and here's an interesting fact I learned yesterday.

So, the Coram home we bid on has been on the market since June.

As of this past weekend, they removed the house from MLSLI searches and R/E agent web sites b/c they don't want any house visits during the holiday.

R/E Agents do this for 30 days, so they can relist the house next month at a more common number, to show prospective buyers that it hasn't been on the market that long!Chat Icon Chat Icon

This whole house buying business is a SCAM!

Ok, I'm just angry and bitter, but still.....

We are going through the same thing! I think the problem is the people are already lowering their prices so they aren't willing to take a lesser offer (at least in our case). We recently saw a house for $435,000.....we offered $400,000 knowing damn well they would come back and want a higher bid but our broker told us to start there. Their broker said they don't want any bids lower than $430,000 because they started at $460,000 (which it definately wasn't worth) and went down twice. We are going to look at it again this weekend to decided what to do (DH loves many things about the house).

Yeah, I heard that prices may be lowered in Jan, but for the most part, starting in April, they'll be an influx of people selling homes, but not wanting to really negotiate.

And then there's the mortgage interest rate - bankers have warned me they'll be going into the 7-8 range next year if the market continues the way it is.Chat Icon Chat Icon

Very strange. I have never heard this view point before. Both times I purchased property the driving point is the beginning of the year to start looking, hoping to go to contract by the Spring and in the house by the Summer, for school in the fall.

yes, but all the homes that didn't sell in Sept lets say are now sitting on the market. This time of year, there aren't too many new listings. Most new listings come on around April/May in hopes to sell and be out by Summer for school. The buying process ideally doesn't take 9 months.

I wouldn't plan on it! I would double-check your facts with another broker. Most new listings appear on the market in February. May is too late to list if you hope to be moved by the time school starts. I'm not purposely challenging you - I'm just trying to advise you as a first time buyer. I have been there twice already.

Regarding houses that have been on the market a long time, home owners will hold out for their price if it's priced right in the first place. My sister sold her home April 2006 after it being on the market since May 2005 (the realtor said that their mistake was listing it in May. They should have listed it a few months earlier). They sold for only $5K less than their $700K plus asking price.

that's BS!! do NOT let bankers SCARE YOU!! I heard the complete opposite! everyone is so full of it in this biz! do what your heart tells you without outside influence.

It all has to do with the sellers and their motivation. If you have a seller who doesn't NEED to move - and is holding out for a certain price then they won't budge.

Then there are the sellers who have to get out for one reason or another (divorce, new home, relocating) and they will usually be more willing to work with your needs.

It sounds as if your offers were very reasonable but certain sellers have a number in mind that they don't want to take less then.

You have to becareful...Not all houses you can underbid

It really depends primarily on the area and what the houses are going for and how long it has been on the market..

Most buyers will hold firm if it is a new listing for a while.

The buyers that have had it up for a while and need to move....they are the ones you start playing the real number games with

some people have gotten great deals

Seriously Eff them. Why do people get all uppity over this stuff...what the big deal to counter. Like its personal or something - its a house and your spending alot of $$, of course you are going to try to get it at the lowest price, just like theyre going to try to get the highest price. I guess its a power trip for some people unless Im missing something.

I agree...YOU CANNOT make a blanket statement like that

House purchasing during the spring and summer was actually LOW last year

But regardless GAIN it really dpends on the HOUSE ITSELF...

You can't just think that blanketly people should accept a 9K decrease?

YOU have to know much more about a house than that..AND sometimes they homeowners could be correct...

Hang in there. I agree with what people have already said. Some people are more willing to sell than other people are.

The price depends on so many factors. The people we are buying from were willing to come down from their asking price and they told us the lowest they would go because they didn't want to back and forth thing. We we took that price. It was well priced so less than that was even better for us. The bottom line was these people wanted to sell and it was newly on the market

I work in the mortgage industry and we see alot of people who think their house is worth way more than it really is. People always believe they are going to get a higher offer and when they don't they will be coming back to ask if you are still interested, even if it's months later. It happened to dh and I also when we bought our house.
