I never heard of tipping the bank attorney; most people tip the title closer, but I would ask my attorney to be on the safe side.

Not a chance in hell.

Same goes for the title guy. I have never heard of this. Screw him.

I am sick and tired of people constantly sticking their hands out asking for cash.

And I'm pretty sick and tired of people bashing title closers. My DH is an attorney, a professor AND a title closer. It is a very involved position and they barely get paid anything from the title co. they're closing for. Yes, they work on tips--like waiters or bartenders; would you think about stiffing those people????

I asked him about this topic and in the 8 years he's been doing it, there's maybe been 2 people who haven't tipped him.

The title closer doesn't "stick out their hands," the buyers' attorney advises their clients to tip.

Maybe you should get p/t work as a title closer; I'm sure you wouldn't be complaining.

Re: closing

My attorney has told me nothing about tipping the title guy.

Search previous threads on this site about this subject and you will see other people say the same thing.

I rest my case.

Show me a link or an article from a REPUTABLE source that says its "proper ettiquite" to tip ANYBODY in a real estate transation, and I will change my view on this.

This idea tipping anybody in a RE transation (with the exception of the cabbie who drove me to my closing) is just totally asinine if you ask me.

Amen to that... my closing costs were astronomical for my new house... please, they all have their hand in the pot. I can understand an RE fee but dollar amount of the other fees are absolutely ridiculousChat Icon

I have bought 5 apts/homes - I ALWAYS tip the title guy. Every attorney I have ever worked with has also suggested it.

This will be my third and I never heard of it. I'll see if my attorney suggests it tomorrow. I won't be saying a word.

As far as I am concerned... the title guys should be thankful enough of the attorneys that hire them for repeat business. There should be no tipping coming from the buyer.

Its a shame that people tip in situations where tipping ettiquite does not apply. Because now these people will expect it from everybody.

Besides... what special service does the title guy do for me? My title took forever (it kept getting delayed) and the survey almost caused me to miss my rate lock.

They are lucky the tip I give isn't a piece of my mind instead.

Re: closing

Djpill-no offense - but the shame is really that with all the time and money you have spent on buying a home, you are putting up such a stink about parting with $100 - especially since that is how they make their income. I personally don't think it's right - but hey, it's your perogative.

(fyi-apartments are different, the title guy isn't always there-I know they aren't at WP)

Its not like $100 is going to break my bank. Its the fundamentals of it. This to me is no different than the stupid tip jars you see at places like Starbuks or Dunkin Donuts.

If a title person feels they aren't making enough money to support themselves doing this... they should find another field. And if the title guy is also an attorney like the above poster said her DH was... I am sure if they don't get tipped there will still be food on the table.

Sorry but I have no sympathy for stuff like this. I'll tell you what. If my attorney suggests to me tomorrow that I should tip the title guy... I will. And when he says I should... the first question I will ask is WHY. I sure hope I get a good answer to this.

If anyone should tip the title guy... its the attornies because the attorney is the one that acts as the proxy in ordering the title. It makes the attorney look good or bad if the title comes in on time or is delayed.

Why should I tip somebody I have absolutely no contact with?

I'd rather give $100 to the Red Cross than tip the title guy.

Re: closing

lol @ tipping...dont you think you are paying enough for your home? they get paid money to be at the closeing. heck, it was my (buyer) responiblity to pay the title person. now they want extra????

and whom ever made up the word tip should be shot as that is your job...thats what you get paid to do...

if you go above and beyond the call of duty, then sure, you desearve a tip.

i agree with pill!

Re: closing

Let me ask everyone... WHEN did the lawyer give this information about tipping the title guy?

Before the closing? Day of the closing? How did you tip him? Cash? Check?

If he says I should give him $100 cash the day of the closing... its not like I will have $100 on me. Do I give him a check instead?

I am getting curious now since I haven't heard anything :yet:

Maybe my lawyer is refraining from telling me to tip the title guy because he knows I am the type of person that would probably bytch him out over it. Chat Icon Considering that I bytched about every other thing in this transaction that I didn't like. I don't let nobody pull any fast ones on me. Chat Icon

Re: closing

usually right before the closing - when the lawyer gives you all the other #'s for the checks you need to get.

I usually give them cash - but you can give them a check made out to cash as well.

Look - I don't agree or disagree with you about whether or not they "deserve" it - in my opinion it's not up to me to decide. It is what it is - I would rather have the $100 in my pocket - but I am not going to NOT tip, or screw someone over just becuase I dont think its right...does that make sense?

You are probably right - which is even more reason not to trust what you read on the internet! It might not apply to your situation.

Considering my DH does most of his closings in Manhattan, I don't think so.

I think I've been through this on a previous post, but the title closer has no role in whether or not ones title was screwed up, that's the title company itself...or maybe the attorney forgot to order title, or whatever. Also, title companies pay their closers (who usually freelance for differenct companies) approximately $30 a closing--wow, so if he or she does 400 closings a year, that's a whole $12,000!

Look DJPill, I obviously have a vested interest in title closings, so I can never agree with you, but all animosity aside, I can see you have a lot of experience in real estate, so I'm not being facetious here when I say you really should look into title work if you know somebody in the business--not a bad job Chat Icon

Just got back from the closing...and the lawyer (who is a friend of mine) told us that people almost always give the title closer $100, so we did that. I just wanted to try to do the right thing. Anyway, that was barely a dent in all of the costs we paid...we are officially broke again, but we are homeowners! Chat Icon

You have a vest interest? Man I would have never guessed. Chat Icon

Its ok... i can see why you are so animated about the topic. Not a bad job eh? You are right about one thing... I do enjoy dealing with real estate. Maybe if I ever stop DJing I will go into this so-called lucrative title business.

Hell... here I am right now trying to add up all my numbers on my HUD-1 statement so I can recite them back to the lawyer tomorrow line for line. Chat Icon I love learning about this stuff.

I have already found about $650 buks of total BS fees that got added into my closing costs which I will most definitely bring up tomorrow. Chat Icon Chat Icon

But I know if I ever go into the title business... with my luck i'll be closing mortgages for people here on LIF and they will hold me to my "no tipping policy". Chat Icon Chat Icon Chat Icon

Congrats!!

My attorney told us the same, and she works for a firm that my family business farms out a ton of work to, so I'm sure she wouldn't steer us wrong.
