 | Re: What type of mortgage do you have? don't worry, IOs arent necessarily evil.  Unless you havent been making additional principal payments.
 IOs were used in the past for people who are paid by commission in a seasonal business.
 
 FH and I are both salaried, so IO is not really for us.  Id rather make that principal payment each month - because if you dont have to make it I know I would spend it elsewhere.

 | Re: What type of mortgage do you have? Funny you say that - FH and I work in heavily bonus based jobs and the most attactive feature for us was the fact that we could make large principal repayments, without penalty, and have our monthly payments adjust instantly.

 unfortunatley I know people who are teachers that have IOs!!!  and they have NOT been making principle payments

 This is what we did. Our HELOC is not a fixed rate, but in a year we've already put a huge dent in it because DH sends the equivalent of about 10 payments a month.
  We should have it paid off by the end of '07, I think. |

 | Re: What type of mortgage do you have? I took an ARM with a lock for 2 years, I refinanced when the rates when crazy low to a 30 fixed, and before mine started adjusting..worked out great for me, dont think I will do it again though. |

 We make an extra payment to principle every month so it will be paid off in 15 years.  It will give us a few years break before the college tuition starts

 considering it's what he does for a living- I trust him
 
 we most likely wont go a traditional route- b/c we had the advantage of being able to re-fi anytime and we don't have to pay closing costs etc.
