my Dad lives in a building on the ocean in FL that was destroyed by Andrew?

they rebuilt- most owners hung on even thou it took 5 years

I was going to buy south of montauk in Babylon village- but I think it's just too much for me to handle on my own- so I am giving myself some time

last week I was 100% moving to FL- now that I am back in NY - I realize that it will just take time for me to get back to normal and I am not making any decesions for at least a year

What will happen to Real Estate on the South Shore?

Prices on the south shore will definitely tank in the short term (everything not literally on the water).

I'd buy as an investment property if I could find a fantastic deal (like 20-30% off pre-Sandy). Investment only. I would want no emotional attachment if the same thing were to happen again.

When we were looking it was south of Sunrise in the Hewlett/Lynbrook/E.Rockaway area. We stopped looking for now but have started to talk about what we will do when we start again. I don't think it's changed our target area MUCH, although if we do go for E. Rockaway we want to be in the Lynbrook SD so that's a bit away from the water anyways. For us, we know what area and school districts we like, we have family and a business in a specific area so it hasn't changed very much for our personal situation.

However, DH has said he's thinking of putting off buying for a while and just continuing renting, he thinks it's a safer bet with the potential for more frequent damaging weather.

Legitimate waterfront property is always prime real estate - even pseudo waterfront property is prime ......
People love to live near the ocean, on the water - they love their boats ......it's a lifestyle.

THIS! I wouldnt worry about it. Living on the water is a lifestyle that will always be desirable. It may not be affordable for most, just like living in some other areas that are not on the water.

Agreed. Sandy wasn't the first hurricane in history, and won't be the last. People have always wanted to live by the water.
