how much down?

i'm sure this has been done before - but i am new to this and was wondering what people are actually able to put down now adays on a house.. i know that they say 20% - but do people actually do that now - or am i being unrealistic to wait until we have that much saved...

im not asking for money amounts but lets say percentages..... let me see what actual people are actually doing!

Re: how much down?

if we purchase a house for 250K, then we'll be able to put 15% down. Luckily our morgage broker told us 10% is fine today.

Re: how much down?

Mine's not there. It was 3%. But we actually didn't put it down...it was a "gift" from a homestead thingie through our FHA First Time Home Buyer's Mortgage.

Seller paid closing costs, too.

We got lucky!

And this is NOT in NY. FYI.

Re: how much down?

as little as possible

high payments don't scare us- we pay very high rent now - so our mortgage payment will be about $1K to $1500 more then our rent

and our 3rd car will be sold or just about paid off ( again- high payment)

so it about evens out give or take a couple of hundred dollars

Re: how much down?

On my first home purchase I put down 10% and it was fine. As long as you budget yourself, you will know what you are comfortable putting down and paying on a monthly basis. Paying PMI stinks but now you can do an 80/10/10 loan or something similar to avoid PMI.

Re: how much down?

we are putting abuot 7% down. we wre going to put 10% down, but I want to have a little more cushion than we would have had.

we are getting our mortgage thru BOA- and we dont have to pay pmi or a higher rate on the other portion because FH is a teacher and they have a program for UFT members.

Re: how much down?

20% first home- DH in 1998

More than 50%- First home together in Summer of 2005. Keep in mind his first house almost tripled in value betwen 1998-2005 that's why we were able to put down so much. We got lucky.

We also pay more towards our principle every month so our 30 year mortgage becomes a 15 yr mortgage... then college tuition will startChat Icon Chat Icon
