Tenant Issue- Again!- I am being unreasonable?

1.Tenant has use of back yard for the dog(husky)
The dog is a digger. I filled up the holes only to find the holes again. I do have a young child who, with friends plays in the backyard and I'm worried someone might fall and get hurt. Is it reasonable to tell her no more backyard to play in.

2. In the apartment is a ceiling fan. A very nice one. Tenant is complaining that it Squeaks and wants me to put in a new one. Even offered to buy a new one and I should pay to install it.
I do not want to replace a perfectly good fan and pay $$ for no reason. Also what would happen if I did agree, the tenant leaves with the new fan?

I wouldn't take away use of the backyard right away, I'd ask that the tenant supervise the dog while in the yard to ensure it's not digging or be checking for, and filling in holes after the dog is in the yard - if not, not more backyard.

I would check, or have professionally checked, the light fixture. God forbid it is loose and falls. But I would not just replace it with one the tenant purchases, unless the tenant also wants to pay for installation.
None of my ceiling fans wobble.

It is not unreasonable to ask to fill the holes her dog is digging.

And check the fan -- I have them in almost every room in my house and not one of the wobbles or shakes even at the highest speed.

agree with others...
you can definitely tell her no more backyard use (unless it states that in the lease in which case she may give you a hard time and/or ask for a rent reduction). If it does state it in the lease that she has backyard access, then I would ask her to fill holes and supervise dog.

Also agree that you should have the fan checked out by a handyman/electrician. We have (and use on a daily basis) ceiling fans in 4 rooms - not a single one wobbles.

I agree with the previous posters, try asking the tenant to fill the holes before taking away backyard privileges. Huskies are a high energy breed. If you take away the backyard, the tenant is going to have to walk the dog a considerable amount to get all of its energy out. If that doesn't happen, they get crazy and can destroy things inside the house (flooring, walls, etc.)

As for the ceiling fan, it shouldn't wobble. If you're handy, there are videos on youtube that can teach you how to balance it. If not, get a professional to check it out (and yours too) because that's not safe and not only that, but it will burn out the motor in the fan sooner.

yeah, in that case, I would just find a way to make it stop squeaking. If you get it to stop squeaking and the tenant still wants a new fan anyway, she should pay to install it. If they move out and take it with them, I would just make sure they know they have to pay to have the original put back up.

Ceiling fan should not wobble or squeak. That needs to be fixed. The liability that would incur if it fell and hurt someone would make me want to fix it ASAP.

As for the digging dog, you need to tell her she needs to fix it, or make a specific dog run to let the dog dig without ruining the rest of your yard.

I am have a tenant also. What you should do depends on how badly you need the tenant and if you can re rent easily.

My tenants have a private yard and they have a dog, not sure what kind though, she weighs about 60 pounds. They are responsible for their yard. Is it possible for you to fence off a section of the yard and make it private. Make sure tenant knows they are responsible for maintaining that yard , including filling in any holes. That way, the dog can do his thing and you do not have to worry about your child.

As for the fan, have the squeak checked. If she still wants to change it, let her change it. But specify that the original must be put back when she moves and that it is her responsibility.

If you make it difficult for her with the dog, she may leave. Taking away the yard would definitely make things difficult. So, how badly do you need the money? How easy would it be to re rent the apartment if she left?

What does it say in your lease regarding both the issues?

If you have yard access as part of the lease, then you're going to have some push back. Also same goes with appliances

I am a long time renter. When I was married we used to swap out ceiling fans all the time for a nice one we had (it came to three places with us, I believe, definitely two.) and then my ex would just put back in the original one when we left. But we were allowed to per our lease

As for the dog, I would say that the dog has to be supervised and if digs holes, I would make them deal with it. I would never leave my dog in a yard alone, and would never let her dig holes. People are dopes, lol

Fan you should fix being a landlord.

The yard, well you allow a dog and allowed a Husky. How big are these holes? Probably next time you rent don't allow a dog. Or tell the tenant to fill any holes the dog digs.

1- If the backyard use was mentioned in the rental agreement, I wouldn't take it away. Holes/digging comes with the territory of having a dog. Maybe you can fence in an area in the backyard specifically for the dog. Like a dog run or something.

2- If the fan is wobbling I would assume it's the landlords responsibility to fix or replace.
