How long until seller accepts your offer
We made an offer on a home on Tuesday night. There was already an offer on the house, which the seller countered back with full asking price...they have yet to hear from the 1st offer. We come to find that our offer was higher. The seller has not countered us. The agent informed us that she is still thinking about it but really loved our family. We happened to have met the seller twice, she played with my son, met my grandparents etc.
Am I crazy to think she is still waiting to see if the other offer counters back or accepts full asking price?
I just don't know why she couldn't just counter us as well...

I would raise your offer and write a letter along with it
as an agent I like to go with the motivated buyer- the one who comes in right the first time and moves quick

I should raise before she even counters? I already offered a little below asking price. I did write a letter to the seller today telling her how much we loved her home; she is a single mom.

go to asking if you want the house- that's obviously what she wants
I wouldn't wait for her- what if the other buyer comes up to asking-

great thank you. I'll talk it over with my DH - I'm not really sure if the house warrants "asking". Very helpful.

Take Beth's advice. She knows what she's doing. We were up against multiple offers and ours was accepted because we followed her advice.
