What made your house the One?
We've seen so many houses and the one we want is priced way too high for the area it's in so we are still looking. How did you decide your house was the One?

What made your house the One?
It had everything we wanted, in the neighborhood we liked, close to my parents and we could afford it.
We didn't love it as soon as we walked in. In fact, we dismissed it b/c it was overpriced. But then about month or two later the realtor called us and said the price was lowered and asked if we wanted to see it again. We saw it 2 more times before making an offer.
Don't lose hope on a home that may be overpriced, b/c you never know they may lower the price if they're motivated to sell quickly.

What made your house the One?
Honestly - what made our house the one was the block. We absolutely love the block it's on. We looked at so many houses. We didn't love this one (we still want to change so much) but the one thing you can't change is location. So we can do an addition, knock down a wall, redo a kitchen, etc., but we couldn't pick up another house and move it to our street.

It is in the neighborhood we wanted and the block is so pretty and quiet. We wanted a ranch or cape and it was a cape. Already had the dormer w/3 bedrooms upstairs and central air.
Plus as I walked through it, it felt like "home".

I think that is a key part of it.
The house we bought had everything on our "must have" list and many things on our "wish" list. But beyond that, it just "felt right." As soon as I walked in, I could just envision us living there -- even though not everything was in perfect condition or updated or done to my taste. I had an emotional connection to the house.
And as an agent, I see it time and time again. Their could be many houses that meet a buyer's criteria on paper, but until they get "the feeling," they don't buy the house. It's an intangible thing, but shouldn't be overlooked. Even though buyers today are more savvy than ever about the process, the market, the financial aspects, it's still an emotional process and buyers need that connection to the home.

The property and the neighborhood. It wasn't the house (it was ok but very outdated at the time and needed alot of work) my property is amazing-park like as the the real estate put it and for that I just had to have it. Everything else is cosmetic and can be done over time but you can't build land so it's something to consider when purchasing.

What made your house the One?
It had what we wanted, and more. It also felt very familiar, as the layout was nearly identical to the home my husband grew up in. We were able to envision ourselves there for a long time. Finally, we walked away due to the price and decided we should wait on buying in general, but a month later, it was all we kept thinking on. The day we logged in to look at the pictures again, the price had dropped $30k, so we took that as a sign.

It was in the neighborhood we wanted, it was a nice sized property. We knew we werent buying our forever home and that this house would just hold us over for a bit. We wanted something that felt homey but that would be able to grow w/us in the way we wanted. Our house is a cape so we can extend, dormer, blow it out, whatever we want.

A few things that were important.
1. We both wanted a walking neighborhood. We don't have children, but plan on it. We do have a dog. So we wanted to be able to walk around the neighborhood with kids and pets. When searching its on thing we looked for. Were people walking in the neighborhood?
2. Neighborhood. I didn't want just a house, but a neighborhood. I wanted to be able to go to my neighbor for a cup of sugar, or have them over when we lit the firepit. I wanted someone to call the cops if they thought something fishy was going on while we were gone.
3. The house. Must haves were a pool, fenced in back yard, garage 2+ bathrooms and 3+ bedrooms. We knew we wanted a master suite. We knew we wanted a great room. Nothing crazy, but we KNEW what we wanted.
4. The house FELT right. When we walked in in FELT like home. The layout was lovely. The paint colors were great (and we did change some). But it FELT right. Walking through the house it felt like it was home...not just a house we were looking in.

eta: School system and taxes were also a big factor as well.

i was able to envision our future family growing up in the house, neighborhood and school district. it fit all our needs with some extras.

We loved the area and nothing needed major work right away...I was 5 mo preg with twins.
It also helped that we had good friends that lived a few blocks away

Good location Good school district Inground pool In our price range Number of beds and baths we wanted The washing machine was NOT in the kitchen (we were looking almost exclusively at Levitt houses so this was a big plus) It just felt right

#1 the neighborhood the property the fact that it didn't really need renovations we immediately could picture ourselves living here the great room
We weren't "sold" off the bat. The house officially has one less bedroom than we wanted, although there is an "unofficial" extra bedroom in the finished basement that balances it out. It was priced way too high and we went back and forth for months with the seller over the price. We really didn't think we'd wind up with this house but we're so happy we did.

proximity to water and main roads, school district, the block - and just the location in general. The fact that it was big enough for us and had some yard sealed the deal.

I searched on mlsli and clicked on everything I wanted in this area and it was the only house that showed up. It was the first one I called on and it was in contract :( I looked for others and noticed it was still being listed online. I called again and the buyers walked away. For me a culdesac was very important, but that REALLY limited me. (I have lived on one for 35 years in every house LOL) Now Im moving again to be closer to work. I wanted a culdesac and lot of property. The house IMO is not too important b/c you can always better it. You cant change the school district or amount of property you have. Good luck! Keep the one you like in your favorites and watch the price. Fingers crossed :)

It was the first house we looked at that had everything we wanted in our price range - that was after 1.5 yrs of REALLY looking at every house in our price range! It was a no-brainer
