Don't go by either of those sites for true pricing. Like AP said, a house is worth what you, or someone else, will pay for. If I put my house on the market for $10 million, and some rich person had a recent concussion, and thought it was a great deal, then my house is worth $10 million....
The best way to find out the market price for a house is to get a REA to help you.
If you haven't seen the inside of the house, you can't really compare it to other houses. Two houses, next door to each other, with the exact same outside, could go for $100k difference because one has a 20yo kitchen, mold, things falling apart, etc. The house next to it could have a brand-new high-end kitchen, brand new bathroom with walk-in shower, custom woodwork throughout the house, etc, etc.
