Any ideas why this house is priced higher?
It only has 3 bedrooms? Comparable area sales are much lower.

There could be many reasons -- are the comps TRULY comps? Are those houses as large, on as large property, and in as good shape as this house -- or are they just also 3 BR houses in the same town?
Is this house in a more desirable location?
The house could be overpriced.
There could be lots of reasons.
