what happens if you exceed the on or about date of a contract?
our on or about date was february 1..that puts the 30 days at march 2
we're set to close tomorrow, but we're still waiting on 2 affidavits being signed by 2 neighbors
we've known about this since we put in our bid, and for the life of me i can't understand why nobody has had these stupid things signed yet
regardless, totally the sellers fault
my question is though, what happens if we go past?
does it void the contract? do we have any recourse?

From what I remember with us, it didn't void out the contract at all, but it was just a PITA waiting..when we bought our house, our on or about date was sometime near end of May and we didn't end up closing until June 29th because the sellers dragged the process out (didn't get CO's, etc) in order to have their daughter finish out the school year. It didn't void the contract but completely screwed us because we locked in a rate early on, and turns out rates went down by the time we closed. We just had a bad experience with our sellers. But i hope it works out for you and that you get to close when you're supposed to! good luck!

it's just annoying bc we both already took off work for tomorrow, and now we may have to take off work again
