How much would you pay to rent

a 3 level (finished basement & 2 floors) 4BR, 2 bath 1500 sf home in baldwin??

this home is just too much house for me, dh & 4 month old DS. with DH's job cancelling work days & me out of work w/ the baby...we just can't afford it and need to downsize.

I would say between $1,800 - $2,000.

Four 4br+ homes rented in last 6 months all between $2400 to $2500 and each rented in about 1 month

I think it depends on the neighborhood, the style of home, and the condition (in terms of how updated it is, what types of amenities it has [e.g., centrail air]), but I think $2300 to $2500 is the right range (with the tentant responsible for all utilties, which is typical of a whole house rental). Often the tenant is responsible for grounds care (e.g., lawn maintenance, snow removal, etc.) when they rent a whole house, too. How aggressively you price it depends on how quickly you want to rent it.

With a whole house rental, which is a legal rental, you can put it on MLS if you want to go through a realtor. I think that's usually a good way to go, because they can qualify the potential tenants. There's actually a big demand for rentals right now!
