when you have your house MLS listed

And you have someone comes with their realtor to see it and your listing agent isn't present....do you still stay out of the way as the seller, or do you assist in showing the house.
I usually stay out of the way, go outside, basement but I do notice that the agent coming doesn't really know much about the house and sometime I feel like I need to intervene.

I would give them a tour, answer any questions and then get out of the way for them to look around on their own.

I really think it's best for sellers to stay out of the way when agents come to show the home. So I think you've been doing the right thing. You should definitely greet the people who come in and let them know where you'll be in case they have questions, but I wouldn't give a tour or try to offer too much information. I know that when I bring a buyer to a home, they usually feel uncomfortable, or at the very least, on guard, when the seller walks through the home. And a lot of chatter from the seller -- even if information about the home -- can become distracting and overwhelming.

While it's true that not every agent who shows your home will have seen it in advance, most agents are familiar with the styles and layouts of homes in the area they work, and can recognize updates and added features. Plus, that info should all be on the listing.

Also, just because an agent is not talking a lot during the showing doesn't mean that they don't know the home. There may be good reason for them staying quiet. Maybe they know that their buyer prefers to just take it all in when they are in the house and then discuss it later. Or maybe they are not pointing out certain features of the home because they know they won't really matter to their buyer. For example, you may have the best, high-end, high-tech kitchen appliances available, but maybe the agent isn't making a big deal about that because the buyer hates to cook and has made clear that the kitchen isn 't a big selling point to them. Or maybe you have a brand new oil tank, but the agent knows the buyer plans to convert to gas immediately, so it's irrelevant. Bottom line is, they know their buyer best!

But you do know your house best, so if you feel there is information you need to share about the house that isn't on the listing or that the buyer needs to know, I would offer it when you first let them in ("Let me just mention, the roof was replaced last year andc there is a walk-in closet in the master bedroom that is easy to miss.") and then let them walk through alone. Or, you can always add at the end, "DId you see the half bath in the basement? It's all tumbled marble from Italy." But I think a running commentary or accompanying them on the tour is never the way to go!

Thanks christine! Yeah we always go in basement or outside. In fact just had another showing today and we stayed in playroom in basement. But they did come down and ask questions to us- is the roof new? Is train walking distance ? So we will continue to do as we are! Thanks!
