How long was your house listed on MLS before you bought it?

I am seeing homes I am interested in, but they have been on MLS for a while now. If they have been listed for a long time, are they duds??

It was listed in October 2008. We made an offer in April 2009. The listing was taken two weeks after our offer was accepted. So it listed on MLSLI for 6-7 months.

Just as a FYI - Just because a house has not been listed for a long time does not mean that it is in fact a new listing. If you change Realtors, you can re-list it as a new listing.
Additionally, the winter is a slower time for buying and selling houses.

Our situation was complicated.

Our house was originally listed in Sept 2008. They had an offer on the house by the end of the year. That deal fell through right at closing in Feb. They re-listed and then had another offer in July. This offer fell through right at closing as well in September.

Needless to say, we immediately put an offer on the house in late September and moved in in early November.

So in the end, our house was on the market for an entire year, but it was not a dud by any means. They had three offers in that year period, but two (luckily for us) fell through.

13 days ..... but we found out later that they originally had it listed for $79,000 more with a different agent for 10 months!!

I believe it was 9 months on the market. But ours was a fixer upper, so I guess a lot of people didn't want to deal with the very large mess that we dealt with.Chat Icon

I don't think it means its a dud, it could just be it's not the right house for others or they had problems with their credit and couldn't get a mortgage. Go back serveral times and look at the house in different light and really look at the house. Then of course the inspection. GL!

ours was 6-9 mons I think but I never even really cared.

I know my parents had their house on the market for almost 2 years and it wasnt cause it was a bad house....it was in contract and then the buyer backed out...went back on the market and the economy started to change so they took it off for the holidays and then put it back on in about march and then finally sold in later spring.....the MLS probably never showed it for being on that long because of the gaps and changes in status.

Also just because a house is sitting may not mean its a bad house....ours sat cause it was extremely outdated but a structurally great house....exactly what we wanted

In this market it could mean a ton of things. Not necessarily a bad thing...

My house was listed for 9 months. The issue with house was the taxes. Nothing that a quick grievance with Mark Lewis couldnt fix. Most buyers didnt want to step foot in it though b/c of that.

Fortunately for me I was able to get my house for considerably less than what it was worth. Which enabled me to move into a great neighborhood....

I wouldnt turn down something that hasbeen on the market for awhile. Im sure you'll do your HW.

In my case I wound up with a winner...

Our house was listed on a Sunday, and we saw it that Friday. Made an offer on the spot and had an accepted offer by the following Tuesday. So it was on the market for 9 days.

But the first house we bid on was put on the market in June at $409K. They re-listed it in October at $369K and it was a new MLS listing (with the same Realtor! Shady!) Guy still couldn't sell it, took it off for 2 days this January, and now it's back up as a new listing at $359K (still with the same realtor).

So, if you didn't know any better, you might think this is a brand-new listing and bid aggressively to get it, when really it's been on the market for 8 months! The house is a good house, he just priced it too high so it hasn't sold.

Our house was listed for 6 months before we made an offer. It was originally listed for $21k more than what it was listed when we saw it. It only had one listing agent the entire time. It was overpriced IMO which is why it wasn't selling, especially with all the work that needed to be done.

This has been a lot more common which is holding up the sale of homes.

I saw the ad Friday, had a viewing Saturday, had an accepted offer the same day. They never even got to put the for sale sign on the lawn. Chat Icon

The other thing that makes a house appear new is when they lower the price into a different price range. If you search up to 400k and a house drops from 525 to 399, it will then show up in your search and appear new.

We didn't see a ton of houses but the ones that had been on the market had obvious reasons why. Repairs needed, less than desireable locations, etc.

On since July... Went into contract on it in Sept... so 2 months... It had a TON of agents cards on the table so we knew it was a "hot" one that was going to get scooped up rather quickly

0...it didn't make it to MLS, but this was back in 2001.

We made an offer in the driveway at the realtors' open house. We were the 2nd offer that day, but they accepted ours because we offered their asking price.

it was on the market 61 days when we had an accepted offer, but its still on MLS until their real estate agent see's the contracts to remove it, hopefully today!!! (and it was listed in Aug so it probably says its been on the market it a really long time by now, but they didn't show it since september)

I think one day. We saw it the same day as the realtors showing.

Had we only listened to our real estate agent, we probably could have gotten the house before it was even listed on MLS. After working with us for a year, she knew this was the right house for us.
