Trying to find out why a house is on the market for so long
How do you find out why a house has been on the market for 200 days plus? Is there a nice way to ask this?

It was listed in March and then relisted. So really it has been on the market since March.

I just closed on house that had been listed in February. We went into contract 6 months after it was originally listed. I don't think it's that long at all. I'd say if it was on for over a year then it's a long time.
Ours was just overpriced for the area and we just happened to look when it dropped to the right price and it was still over because the appraisal came in about 10k short.

The house we bought was listed over a year also. We spoke to the sellers agent at closing (seller wasn't present @ closing) and in our case, the house was on the market (overpriced) with a different agent. The seller had a falling out with the first agent, fired him, took the house off the market for a while and then re-listed with the new agent for a lower price a few months later. They had other offers prior to ours that they refused because they wouldn't negotiate on price.
The seller's agent may be the only one that knows the true answer and I don't think they'd be so willing to disclose any information like that to prospective buyers.

Could be priced too high and that the owners are not willing to budge on price. Could have unforeseen issues, could be nothing really...

Do you have a local RE agent?
my agent was from the town we were looking in. When i was looking she was able to give me the inside scoop on most of the houses on the market.
ie: messey divorce, won't budge on price, not as nice inside as pictures, overpriced.
