Let's talk closing costs!

If I were to purchase a home in the 500,000 to 515,000 range.......what would I be looking at as far as closing costs. What do I have to take into account? The taxes are about 7300 with star....add another $900 without star. Thanks!

I was told that in NY it ends up being an avg of 3-4% of the cost of the house!!

I'll ask my DH when he comes home-

( of course I came home to the A/C being left on all day when I just got the bill and it was $180 for a 1 bedroom apartment- so first I might have to talk to him about that)

Ours were about $17,000 with out taxes paid at closing for a $437,000 house. It also depends if your house has gas or oil and when exactly you are closing. Usually though 3-4% of the purchase price.

If there is oil in left in the tank you will usually have to pay the previous owners money for it.

And if they just filled it up before you close it could be a a few hundred dollars.

3.5% of $500K is $17K.

We were told 3 - 4% of the amount we were borrowing, not the cost of the house. It worked out to be 3%.

We financed $328K and we paid about $10,500 in closing costs. We closed in December. It depends also when the taxes are due on the property. You may have to pay 3 months up front or 6 months up front depending on when they are due.

We have oil and we had to pay about $200 for the oil in the tank. That was added to our closing costs.

our house was 545K and it was estimated at 18K, but when we got to the closing, it was only 14K .

Here's what I was told yesterday by our lawyer. We're buying a house for $430,000 in Orange County - our taxes are approx. $8600 without star. We are paying a half point for a lower rate. Anyhoo - the guesstimate was $18,000 for closing costs! yikes! Our friends who used the same guy said that we probably will end up spending less because he always gives you a higher estimate - but it's still a lot of money!!!
