Re: Those who own a ranch
We're currently living in the basement of a ranch . I grew up in a colonial and LOVED the stairs and having the bedrooms on a different floor. When my parents bought this house, a ranch, I was a little worried that it would be weird...but it's actually pretty convenient. And depending on the size of the house...you can still have privacy in the bedrooms, even though they will all be on the same floor as the other rooms. We have our eye on a few ranches right now - and I never thought I'd buy one!

Well i am telling you that there are GAZILLION ranches, not spanches, not spits...not even high ranches...
THAT HAVE BASEMENTS
I know because i have been to over 30-40 of them in 3 different towns
Ranches do have basements...
not all of them....BUT A LOT of them
ETA...a SPLIT is NOT a splanch either
I have to agree with Red. While I don't live in NY anymore there are tons of ranches out here that have basements. They are underground basements usually but basements nonetheless. I don't think whethere or not a one floor house has a basement or not defines it as a ranch but maybe I'm wrong.

I know that there are ranches that have basements - If you look up the definition of a ranch you would see it is a 1 floor home with no basement

HEre is my ranch, and my basement! My house has a HUGE basement. And I would say that out of my 3 bedrooms, I only consider one to be small. But thats all an opinion.

We have a 4 bedroom expanded ranch. Two bedrooms (master and another bedroom) on main level. Two full baths on main level, large kitchen, dining room, huge formal living room, den AND family room all on the main level.
Upstairs - 2 more bedrooms and 3rd full bath, and the tremendous attic
FULL FINISHED BASEMENT which I swear is bigger than my old apartment which was 900 sq ft.
We absolutely LOVE this house, and a ranch was the last style house I ever thought I'd live in. I love everything about this house, it flows so nicely!

Well to be honest Scott...who cares what the formal definition of a ranch is....
In reality....on LI, RANCHES have basements
so one can hardly use that they do not have one as a negative
you can find one all over the place
Maybe the definition should be redone
Same with Capes...
there are a BUNCH that do not have basements...
and a BUNCH that do...
I don't think having it or not makes the cape or ranch ...not what it is

Re: Those who own a ranch
I bought my parents ranch that was built in 1970. It has a full basement that we will be finishing in years to come. Our bedrooms are much larger than other ranches I have seen though.

The only ranches I have ever seen that did NOT have basements were in Levittown because those houses are Levitt houses (built on a slab). Every other ranch I have ever seen (and between looking for myself and my parents...we must have seen over 100) they have ALL had basements!!!!

Re: Those who own a ranch
I hate it, although its not a slab. I hate it. Cant stand everything being on one floor. Even though we resinsulated the walls and have solid wood doors on all the rooms. I feel like everyone hears everything.
Def not a fan of a ranch.

Re: Those who own a ranch
Easy to keep clean while both of us work. Plenty of room to build onto later Huge walk-in attic that goes the full length of the house
Cons;
Rooms are laid out in a way that sometimes makes for difficult entertaining. People have to practically walk over each-other to get to the bathrooms, etc.
Also I personally do not like having the master bedroom at street level, which is why we are going up in a year or 2

Re: Those who own a ranch
I love ranches...that's the style of home we prefer to buy once that time comes. I grew up in a ranch upstate and there were HUGE rooms, spacious, basement, attic...you name it all on one floor. DH & I now live in a two family ranch and it's great - again same benefits. Our landlords added onto it years ago.
I really don't see any cons in owning a ranch.

Re: Those who own a ranch
We have an extended ranch with the Master on the back that is really big and the three other bedrooms in the front of the house on the side.
We do not have a basement and are not built on a slab foundation. But we are also in CA and no one we know has a basement so we don't count in this basement debate.

Re: Those who own a ranch
I grew up in a ranch with an awesome basement in Seaford. The only con I have is that there is less privacy because your bedrooms are all on the same floor. Also, my mom always complains that a lot of "bedroom stuff" (like clothes, etc.) get into the living room, etc. because it's easy to get there. She always wanted a second floor to get that stuff "out of there"!
In terms of the basement/no basement thing - I know a few friends in Levittown, with Levit houses that didn't have basements. And I knew a couple in South Seaford, etc. that didn't have a basement because of Flooding issues.
But many of the ones built with the flood of the type I grew up in (which, wasn't a Levit house) had basements -and they provided an amazing place for a family or children play room.
And, my neighbor just built up and it was pretty easy (in construction terms!). HTH!

Re: Those who own a ranch
We just bought a ranch... admittedly, I"ve never been a big fan, aesthetically speaking, but now that we're about to move in, I have to say, I'm starting to see the appeal. The house has so much more of an expansive feel - it isn't all squished into a box, like our former colonial. And we still have a lot of privacy, actually more so, because all of our bedrooms are on a side "wing" to itself. We have a basement, though it isn't very large. And, for having a baby, and an older parent it's sooooooooooo ideal (NO STAIRS! ). The best part is that our house is 3100 square feet, and if we want, we can still build up, putting on a second floor. It's definitely a house we could stay in for a long time.

Re: Those who own a ranch
we have a ranch in Commack and we have a full basement.
The previous owners expanded the back and added a dining room (the old design was an L shaped room for the dining room and living room combo) and another room they considered a bedroom but we opened it and made it a spare den.
The bedrooms are decently sized. The master is obviously bigger and the other two and regular sized from what I saw when we looked. EIK and the works.
But then again, we looked at many ranches and not all had a full formal dining room, eik, living room and den. Ours only did bc of the extension which is what closed it for us... There was no way we were affording a colonial in commack so a ranch it was and I love it.
Yeah, sometimes I go back home to my parents house and say holy moly, the kitchen and bedrooms are HUGE compared to my house, but they also bought their house 30 years ago and then I think, the bigger the house... THE MORE TO CLEAN!
