Need some opinions to help me think this through

Two houses - which would you choose:

1. Renovated cape with extension and rear dormer. Detached garage and renovations would allow for a good amount of time before making changes - basically we can live with it for now. Small lot further and quiet neighborhood. More money than #2 by $30k.

or

2. Cape with no extension or any dorming. Detached garage. Needs renovation but huge lot. One block from a busy road but lots are large enough to buffer quite a bit. Less money than #1.

Although I don't have an answer for you go with the one that you think will be the better investment and where you will be happier in the long run. As for the house one block off a busy road, my DH & I bought a house on a quiet block but 1 block off a busy road & it isn't that noticeable. I hope that helps.

dormers are $$$$! and since this one has a dormer already, you're ahead of the game (compared to house #2)

also, I would definitely not want to live near a main rd. not good for the kiddies! Chat Icon

Have to go with #1. A dormer is already on. If you wanted to expand later, a dormer would cost much more than $30k.

I would say #1 also. So many people buy houses thinking they'll expand later and then don't, due to financial reasons or whatever. Always good to have more room from the beginning. Also, as they say in real estate, location, location, location is the number one priority. I would think further away from the main road, even on a smaller lot, would be more desirable.

To dormer a cape will cost way more that 30K

I agree #1. When you calculate 30k over 30 years it is worth it get the house that is dormered with an extension over a house that isn't.

I agree - #1 sounds like the better option. What concerns me more - id the location of #2 to a busy road

Definitely #1. We spent 50K the first year just on a couple of upgrades. Our semi-dormer is going to cost us double that again.

From that description, I would pick #1, but I'd also REALLY consider location. Are they both in the same town? If not, is there one town you would rather be in?

Chat Icon I think the lot size of #2 would be appealing but in the long run with a quiet neighborhood and the dormers #1 would be the best choice.

Im in the minority, but I'd go w/ #2 if the lot size if significantly bigger and IF you plan on staying in that house for a long time. I rather be able to expand the house my own way/ own style when I was ready.

I'd go with #1...has a dormer already.... and gives you a chance to live in there to decide what you have to renovate based on taste not on need...
