Idea of closing costs?
Can anyone give me an idea/educated guess of what closing costs will be on a home in Nassau? Price - $465K Down $100K Taxes $8500K

I have been told to set aside between $10,000-$15,000 for closing costs

Our closing costs were a little under 10K and we had to pay half of our taxes that day also. Good luck! Also, you will be getting a good faith estimate that outlines everything you have to pay for. I kept asking questions about it because I didn't want any surprises the day of!

You attorney should be able to tell you an estimate of what they should be. Usually they tell you that when you sign your contract so that you have know for when the big day comes. My house was 437,000 we put $20k down and we paid $17,500 for closing costs which included our taxes through the end of the year which were about $3800.

our mortgage broker gave us a good faith estimate on our closing cost.
she told us someting interesting which i never thought would factor into it but closing costs are affected by your credit.
from most of my friends, family and myself who have purchased recently, i would guesstimate that setting aside $15,000-17,000 is a good number for the closing since a number of other things will also be added last minute including if the previous owner has some oil left in his tank etc., and time of year you are closing you might be billed for a whole quarter/half a year's worth of tax etc.

Our plainview house/downpayment/taxes were in the same range as yours. We payed about $14,000 in closing costs.

we were told ours would be 18,500 but when we got to the closing it was 4000 less, needless to say DH and I were thrilled!
