When you bought a house?

Is it typical to get the house keys on closing day?

yes. we got the keys after all the paperwork was signed.

sometimes. it depends on what the sellers need and where they are going.

with our sale we had that they had to leave $ in escrow if they stayed

I believe they are allowed 3 days for free without having to pay you rent? but I could be wrong

since our sellers didn't want to leave any $ in escrow because they were moving out of state, they gave us the keys at closing.

Our sellers are also moving out of state! I really hope they give us the keys right away Chat Icon

Once you sign at the closing, the home is YOURS and you WILL and SHOULD be given the keys. Unless you signed an agreement that allows the sellers to stay a few days after the closing....otherwise, you WILL get keys, It's YOUR house.

We didn't. We closed on a Wednesday, she didn't move out until Friday. They hold money in escrow and you basically are charging them rent to stay. I picked up the keys at the final walkthrough that Friday (changed the locks that night though).

We went to the house to walk through because it was ours and we wanted to walk around without the agent. But we didn't move in right away. But I changed the locks.

We got the keys the day of the closing. The seller hadn't been living in the house for awhile.

it should be put into the contract. "keys in hand" is an agreement you can have your realtors make before the closing. our contract stated that they had 3 days after closing to remain, otherwise then they had to pay us. fortunately we had a 'keys in hand' agreement Chat Icon

It depends on what's in the contract. Most contracts give the sellers up to 5 days to move out. We closed on a Tuesday and got possession of the house on Friday.

The sellers did have to pay us rent though AND we held $$ in escrow should something be broken or they don't get out in time.

If they stay past closing, your lawyer will make sure you're protected. It happens quite often.

We didnt. It was very close to the end of the school year and the owners had children in school. After school was out, they had x amount of days until they were forced to vacate and then we'd have shown up with the Sheriff. They were a-holes.

I got the keys at closing both times but I know sometimes the sellers will "rent" if they're not able to leave right away.

we did not it was a few days b4 they left (and left us w a broken oven Chat Icon ) nothing could be done about it bc we had already closed on the house

8 months.

waited until we got married Chat Icon

DH moved in within 3 months. wanted to live home with his parents through the holidays. and it gave us time to refinish the floors and paint the whole house.

There were 3 days in between the closing date and when we received the keys. Part of the terms were that if we did not have the keys in time the seller would be charged a per day rate.

We got the keys at closing since the house was officially ours, but the previous owner went back to the house one more time right after the closing just to get his pets since he was moving that day and had no where else to leave them. We didn't mind. We just waited an hour or so for him to be gone and then went to the house.
