Please recommend towns in Suffolk!

DH and I are slowly starting to look into finally buying a house. We're both from Nassau County so we have our list of towns/school districts for Nassau but we don't know too much about Suffolk.

We're looking for a great school district, nice neighborhood, and reasonable prices (we're looking no higher than $325,000), and since we both work in Nassau, nothing too far east (We'll go as far as Hauppauge).

Thanks in advance for any help!

ETA: At least 3 bedrooms and under 10k in taxes.

Not going further east than Hauppauge.. Commack & Northport/East Northport are great districts. Not sure what size house you are looking for, but try East Northport.

Unless you're looking for a ranch, Commack may be too high (was my 1st choice but taxes were too high for us).

I grew up in Commack, and while it's a great neighborhood, you'll never find a house for $325,000 unless you are looking at a foreclosure or maybe a short sale.

What type of taxes can you afford? Taxes in Commack range around $12,000-15,000 a year from what I know.

My first thought was E northport.

You could probably find a tiny 3 bedroom in Harborfields (Greenlawn/Centerport)

Some people may poo-poo the school district (Copiague), however, we bought our first home in Amity Harbor in 2008. We are not far from Tanner Park and there are lots of cute homes for sale in this neighborhood.

The homes and taxes are definitely in your price range.

Some are even on canals. (Although I am not sure how much more in price you may need to pay for that!).

I also like Lindenhurst as well, and know several teachers in that district.

I have noticed there are lots of nice, young couples, and just nice people with families in general who live here. I think it's an area to consider for a starter home, especially if you want to be close to Nassau, and within an hour of Manhattan by train.

Other parts of the district though (i.e. North of Montauk Hwy) I would probably tell you to stay away from.

I grew up in Hauppauge, great area and schools. You may be paying more than 325 but the taxes are significantly lower than neighborhing towns which may off set your costs

Ronkonkoma isn't too much further east of happauge and you should definitely be able to find a house that meets your criteria there.

I moved to West Islip from Nassau County 4 years ago and love it here!!! Definitely check out West Islip, we have great schools, a great neighborhood and are very close to the Robert Moses Causeway so beaches are right down the block!!!

Lake Grove is only about 5-6 miles east of Hauppauge....LOVE it here and came from Nassau. I still have family in Nassau but would never move back! Chat Icon
Really not that bad of a drive either.

Are there any areas to stay away from in WI? We saw a couple of homes that looked nice and were relatively inexpensive but we don't know anything about the area. Also, do you know anything about East Islip or Islip Terrace?

I also live in West Islip and love it here. There really aren't any bad areas of WI, but some are more desirable than others (just like any town). I believe the area north of Southern State does not have sewers (which was a must for me - did not want a cesspool) so I ruled that area out. And some people would say it is closer to a less desirable area. There are a couple houses near me that are inexpensive but you need to renovate - in good shape but outdated. But nice neighborhood and nice neighbors, good schools and the Babylon LIRR is five minutes away (they have express to Penn - about 45-50 minutes). FM if you want the MLS #s. Good luck in your search!

You didn't ask, but I also wanted to add that my area is equipped with gaslines which was another huge draw. We didn't want to have to shell out like $500.00-$1000.00 for oil heat every couple of months.

My monthly gas bill is around $200.00 a month or less.

I would check out East Islip (where I live) Chat Icon or even Islip Terrace. The EI school district is great and it is convenient to all! Love it here! Chat Icon

I agree with Huntington, but try and stay South of Jericho Tpke (S. Huntington). I LOVE this area Chat Icon

That last house is in the absolute worst
location - right in the intersection of townline rd and burr road - I mean the light is literally right in front of the house.
