We signed a contract last night...
Nope, not to buy or sell. We pulled it off the market - decided there was no way we would find something in our area, that didn't need a ton of work, at a reasonable price with reasonable taxes....
So, we're going ahead with our dormer. I'm excited that it's in writing - no more looking back. I'm glad we put our house on the market for the week that we did - now we won't question it or wonder.
For now, we are front dormering which will give us a bedroom for DS, then #2 will get DS's current room. Our room will be bigger and we'll get appropriate closet space in there. We'll have a full 7-ft attic across the top of the house which will be awesome for us (since we don't have a basement) and adding a charming front porch!!
The contractor has taken note of my due date and thinks it's a real possibility that we'll be back upstairs before baby comes - we'll see!!

I am secretely VERY happy for you! For some reason (and I don't even know you personally) I just had that feeling that your house is THE house for you! 
ETA: It is also going to make your life a 1000x easier...especially with the new baby #2 coming!

This was always our game plan when we bought the house. Our area is filled with our sized starter capes and ranches, or the dormered out version. It seems, people don't leave - they just go up and out to keep the great location. All the open houses I go to in my area, the people live in the area and are just looking to trade up if possible.
Beyond that, DH & his Dad have put A LOT of blood, sweat and tears into this house - we truly have made it our own - and we're looking forward to continuing to do so.
Plus, I'm too lazy to move pregnant

Very exciting! Sounds like you checked into all avenues and can be content now that you made the right choice.
We plan on dormering our cape for the same reasons in a few years.

Lots of luck! I have been following all your possibilities.
About contractors and deadlines. Expect them not to be made. I was promised I would be in my new house for my DD's 1st birthday back in March... I will be FINALLY moving in next week!  I hope your contractor is better at meeting deadlines than mine was.
I am looking forward to your progress. New construction is very rewarding.
