Re: Anyone moving out of state?
The salary change outside of NYC depends on the industry. MANY people have left NYC and made the same salary. Some even make MORE.
It's just NOT true that leaving NYC means giving up your salary. If you transfer your current position to that area (assuming a branch office) you will likely not take a salary cut to move. I know my company does not cut salaries for those that change regions. In fact, it was a complaint from a NYC employees since his NC counterpart makes his SAME salary and they started with the company the same week.

Well, I know of half a dozen couples who moved down there and the only ones who stayed and bought homes (especially in the $300K range) are the two who transferred up here. The other four have either come back or are struggling down there. I have 2 friends that moved down to the Atlanta area. 1 actually increased her salary from her NY job by quite a bit and the other now doesn't have to work. her DH owns his own home improvement business and this is their house! 5 beds 4 full baths, 3 car garage and a kitchen you can land a small plane in. her master suite is the size of our apt!

ditto. Moved from NYC to Charlotte, kept my salary, got a 10% raise 6 months later. It all depends on your industry/type of work.

Re: Anyone moving out of state?
I would move out of state in a second if we both didn't have all of our family in the NY area. We could get a home 3x the size of our condo. DH is a pharm rep so he could get transferred with the same salary and all expenses would be paid. Before my brother changed jobs, there was a huge possibility he and my SIL would move to NC, which meant we would go without a doubt, but that isn't going to happen now. I think at this point in our life (soon to be TTC), having family around is essential for us, but one day we may make the move!

it IS possible... anything is possible.. BUT, i think that too many people think that they're going to go south and be able to live a lavash lifestyle, and its just not always the case.
There are definitely fields that pay the same.. maybe even more... but for DH and I, combined, we would make almost 50K less/year in most places in the south, and you really need to do your math to see if that kind of move is going to put you ahead or hold you back.

Re: Anyone moving out of state?
I moved off of LI to further upstate NY. DH and I each took about a 15% salary cut. Even though we took that cut, I will say our quality of life would definitely NOT be what it is had we stayed on LI.
We built a brand new house (2,200 sq ft - not huge, but it is just the 2 of us) and have relatively short commutes to work. My DH now has SO much extra time (he used to spend 3-4 hours a day commuting to NYC) that he took up old hobbies, we started going to the gym together, I cook dinner most nights.
Do I miss family? Yes. But the quality of life we have here would NOT be the case if we were still on LI given our career choices.
HTH some of you trying to make a decision whether or not to move.

it all depends on what industry you work in- we ran the numbers and even if I took a $20K pay cut we would still be ahead of the game- which I don't even think I would have to do
have nice, new house, be closer to family- just like many of you don't want to move b/c of not seeing your family- we already don't see ours- no one in either of our immediate familes live in NY anymore
we aren't looking for a lavish lifestyle- if anything- we are looking for the opposite- a better quailty of life, less stress and getting back to doing the things we love- (well things Jake loves like fishing year round) and spending more time together
we just don't love it here enough to make the scarfices that NY requires young people today to make- if our family was here- it might be a different story- but there is nothing keeping us here less property taxes, less state taxes

If I didnt have any family on LI - i would definitley move. the reason we didn't leave is because we wanted to be close to our families.
but we are also fortunate enough to have great jobs here, and I know for a fact if i moved down south, FH would take a 50% paycut, and I would take about a 30% paycut. yes, I know taxes are cheaper, etc. - but we figured out we would have the same amount of $$ leftover at the end of the month, so it was having a new house in NC or an older smaller house on LI near our families- so we chose to stay.

My DH and I moved to GA 7 years ago and make more than we did on LI and it's the same pay scale (compared to NYC) for what we do (I used to do, I'm a SAHM now). We are truly blessed in making the same in Ny and living much nicer here. IT was the best choice for us. Also ALL of our friends that have transplanted from NY and AZ make more money here than in NY. So... it depends on their field obviously. No one is struggling here. I'm sorry it didn't work for your friends.

Moving OOS this summer! I will have a significant decrease in my salary which is scary. However, most of my family is here and DH will do better than in NY and has better potential for promotions, etc. The $$$ loss (for me) makes it scary - but it's not only about money - it's about quality of life, which is why we're moving.

Re: Anyone moving out of state?
We are in FL 3 years (wow, I cant believe it's 3 years already )
We had our house built. It will be 2 years old in July.
We're in North Port which is on the Southwest coast of FL. I absolutely love it. As I type this I am sitting on the lanai watching the bunny rabbits hop around my yard. I have no one behind or on either side of me (yet...I hope it's a while before it happens) and I have some neighbors down the block that are so friendly.
Siesta Beach which is the number 2 beach in the US is 30 min north of me. Venice is known as the Shark Tooth Capital of the World. Collecting prehistoric sharks teeth has been a favorite pastime of visitors and residents of the Venice area for years. That beach is 30 min from me.
Both beaches are awesome. Each offer their own special charm.
I love my job and my co-workers. I have the best boss in the world.
We love it down here

Which was kind of my point. There are comparable jobs, the salaries just aren't comparable.

I feel like this issue is such a dead horse and I'm sorry to have to add to it and beat it some more...I just wanted to quote Lisa and say that thankfully, you can add my husband and me to those who moved down South and make more than in NY (and I worked in Manhattan) as well as live a heck of a lot nicer (we rented in Brooklyn before).
I'm so sorry that it didn't work out for your friends. I'm not sure where they moved to, but moving anywhere can be hard. Especially if you have "fantasy" aspects to moving.
I think it comes down to doing your research and going where the money is, sort of speak.
There ARE comparable jobs and salaries. Every job I applied to in Atlanta paid the same or more than my NY salary. The same goes for my husband.
But I also agree with what you implied(Gertyrae) when buying expensive homes elsewhere. Part of why we live comfortambly is because we decided to not "overdo it" and have a mortgage that we can easily pay while still having disposable income for "fun". That couldn't have happened in NY for us. Even if we were making what we make down here. We moved for a better qualitity of life, had we bought a super expensive "dream house" we would live the same paycheck to paycheck life and we would have been struggling. That kind of defeats the purpose.
DH became ill and has been unable to work for the past 6 months, in NY we would have had to live with his parents, not even affording our rent...we're a lot luckier down here and he gets to come HOME after treatment and relax. While I work.
I thank God for the move. It's made the scariest, most stressful time in my life a lot easier.

Re: Anyone moving out of state?
I think there are 1st time buyers who know that they can't afford a $400,000 mortgage plus Long Island property taxes & then they relocate to whatever "in" state it happens to be, sometimes taking a pay cut or not even & somehow they end up buying a $400,000 or close to it house there. Now of course the taxes & a few other things are less, but now they just moved into a brand new 2500 sq foot house & some of the neighbors that SOLD NY houses to move are buying new furniture, maybe new cars, pimpimg out the landscaping, traveling back to NY for holidays & somehow all of a sudden they think they can afford it....its turning out to be WAY more expensive then living on LI would have been & now they start realizing they can't swing it. Nothing left to do but sell cheap & run back to NY. My BIL & SIL(floridians forever) moved into a luxury subdivsion in an 'exclusive' are of Florida 2 years ago filled with transplants from the north, many first time homeowners. Their house appraised at 800,000 the day they closed. Now 48 homes in the commuity are for sale-not one has sold for a penny over $500,000 in almost a year, two homes on their street are rented out(that they know of) and most of the NYers are running back north with their tails between their legs. Not to mention several of the mothers in the neighborhood are being treated for drug addiction because the Dr's started prescribing "mothers helpers" to all the women that were "depressed" for whatever reason & starting mixing their pills with wine. I wouldn't believe it myself, except my SIL got hooked & I can't even believe what my BIL is going through right now. It all comes back to the same old saying-be careful what you wish for. Some people make well informed choices, others are just looking for easy street.

Re: Anyone moving out of state?
FL is in big trouble now- which is why we are no longer moving there
the property taxes are 2% of your purchase price in Palm Beach County- where my Dad ( who can afford it) and by Brother (the other type of transplant- bought a more expensive house then my Dad- they have 2 expensive cars, CC bills, and use the house as an ATM machine and have an interest only mortgage- can you say BIG TROUBLE) $500K house =$10K in taxes- which is killing the market- people who bought homes before this law and have seen there homes increase in value- can't even afford to move b/c they could never afford the property taxes on a new home
I have to admitt- when I first starting looking at OOS homes- I also started out by looking with my NY budget - but then my husband- who thankfully does this for a living pointed out that he was not going to spend that much on a house in Georgia and that actually the houses in that price range are way too big
so we took about 40% off what we were going to spend here- and that is now the TOP of our price point- he wants a house on a lake- underwise we would have taken 50-60% off our budget
we watched my brother make all the mistakes (he wouldn't listen to my Dad or me) and we know what NOT to do (moved down there after college- with no experince- making it very hard to get a job, rented a very expensive apartment that they could barley afford, then bought a house - b/c my brother thinks it's going to DOUBLE in 3 years before they move back up North- more like decrease by half in 2 years and it's a town house- so he doesn't even have land)- then took out a HELOC on the house to pay off bills and help with the mortgage payments
bascially a what NOT to do guideline

My BIL & SIL are in Wellington in Palm Beach County & their property taxes are $12,000 & their monthly community fees are $1200 plus their homeowners just went up to $8000...my BIL owns a large business but he never planned for his expenses to go up so fast, my SIL had to have the biggest house & all the best crap & now their world is falling apart. They had a beautiful regular sized house that they only had 15,000 left on the mortgage....if only they would have stayed there. ETS-wellington is supposed to have the best schools...two of my nieces hate the school & are doing poorly

right by my Dad- he is in Jupiter- he has friends in Wellington-
the property taxes on there orginal house were probably know where near as high as they are now-
the schools in FL were another concern for me- I heard the Boca Raton is the best area in PBC for schools and it's also the most $$$- so as much as my Dad would love for me to move there- we are just going to move closer- it would cost us more to live in FL then it would to live in NY- we did the math- the taxes kill it for us
ETA- your BIL and SIL are paying a mortgage payment between their taxes and monthy community fees - then their mortgage- I can't imagine that is easy- plus everything else!

Re: Anyone moving out of state?
I agree, it's about RESEARCHING where you want to live. We have all echoed this before in these discussions. you CAN find the dream home and afford it and the dream job else where than NY, just have to research and not stretch yourself. We live comfortable and if godforbid anything should happen I have to go back to work, I can afford my home and family.
Good luck everyone who is searching.
