Re: If you hate your house
I think if you have even just a small amount of money to invest on better storage and space saving solutions you should do that. Look to pinterest for ideas...because if YOU feel your house doesn't have enough space to live, so will your buyers. loft beds, organization systems in the garage etc.
Just as an example...the closets in my home are small. The only one that is big is the one in my sons room. I share half that closet with him. I got sick of that but didn't have much $$ so I found this on pinterest We are doing this to one wall of our bedroom with 2 book cases we got on craigslist...we paid $50 for both of them, delivered! so for $50 (plus the cost of metal poles and a little lumber...we have more wardrobe storage and we can cover it with curtains or even folding doors on a track
it may seem like we are just masking a problem...but if your buyers can envision solutions to storage and space issues they are more likely to overcome those hang ups. AND by doing these little projects, you are making your home more livable in the meantime.

Re: If you hate your house
The storage idea is great. Pinterest is excellent for that.
I also have a tiny house and it's amazing how much "clutter" accumulates.
People are always asking me if we will ever do an extension. I am on the fence because A.) I doubt we'd ever get that $$$ back if we sell and it would raise our taxes and B.) It's already such a chore to clean and organize and I spend at least an hour on this each day.
I'm not planning to have another child, but what about bunk beds?
I recently bought a new mattress myself and while we were in the store, my sister showed DS the bunk beds and he has not stopped talking about them.
