I hate buying a house!!!!!!!!!!!!!!!!!!!!!
We are having such negotiation isssues- no one is moving on their price. Just needed to get that out there- thanks!!!

well the home we are bidding on is not so beautiful- it needs a lot of work. Someday it will be beautiful- if only we can agree on a price!

well the home we are bidding on is not so beautiful- it needs a lot of work. Someday it will be beautiful- if only we can agree on a price!

my Dad always said that to me
and this weekend we drove upstate to look at a car- we were about to walk out at 12:30- I went to the ladies room and when I came back the owner of the dealership was talking to Jake
then we walked out again at 3:00 when the changed the interest rate ( we really walked out this time- but then realized we had given them money already and needed it back)
and by 4:30 we left with the car for the price we wanted
but we weren't bluffing and they knew it- we were leaving- so from now on I doing every deal like this

My hubby and I just had this talk, because we are looking at homes about 20-30,ooo more than we can afford. We are trying to find someone ready to just get out, or that NEED to sell. We will make offers until we find one that accepts at a price we can afford. SO I am sure we will have to walk away from quite a few....

It can be aggravating, but then after the price is agreed upon, there is a sh!tload of new stuff to worry about! It doesn't end until you hand over that pretty check at closing. Vent away all you want!!! I was there a few weeks ago and now I'm dealing with contracts!

One thing I learned from both the R/E agent and my lawyer, the termite damage to a house is the SELLER'S responsibility to pay for and repair (not yours)! Luckily, we have an inspection again tomorrow for the termite guy and the owner has said they will repair any damage and get treatment for anything the report finds, so we're less worried now.

i know its stressful for buyers cause i've been on that end a couple of times already...but you cant even imagine the stress from the realtors end! cause in essence, we work for free until it gets to closing and i've even had a deal that died at the closing table!!! just imagine managing multiple house purchases and juggling all of the attorneys, inspectors, mortgage brokers, and title people...working with them all for 3 months and then still having the possibility of not getting paid. now that's stress!

or, you can be like my RE agent - who didnt come to one house with us (we found the houses on our own)- we made offers on two houses, so he made two phone calls, and he gets to keep 1% of the sales price. not too shabby Id rather give all the commission to the sellers agent

yup your right they said that they would take care of it but it still freaks me out when reading the inspecition- it basically says that termites mud tubes have been found in the basement and under the door and possibly in a wall- I just want to make sure before we sign anything that they are having a good treatment plan in place with some kind of guarantee...

actually in NYS the seller is only responsible if the termites are still active. if there is no activity they are not liable. but you can still negotiate to have them take care of it.
