Appraisal question
Do cosmetic issues severely affect your appraisal?
For example, both the kitchen and living room walls have paint samples on them as we decide on a color. Is that bad? Should we make a decision & paint before the appraiser comes in? Or is something like that not even looked at?

I wouldn't think that'd be considered - they want to know about the big things and overall space/layout. When we had our house appraised it was messy from the kids, didn't straighten up much

No that should not affect it. They look at structure - how many beds, if kitch/bath are updated etc...

Don't worry about the paint swatches. It shouldn't affect the appraisal.
(I wouldn't say cosmetic issues have NO effect, because they do speak to the general condition of the house. But I disregard toys, laundry, etc)
