What to do before you close?
I guess I'm kind of clueless being as I've never done this before... who (IE, LIPA etc.) do you call and when do you call to get them set up and things turned on in your new home??
Our closing is KNOCK WOOD this Thursday @ 10am.
I can only think of:
Gas Electric Water Telephone Cable/Internet
Am I missing anything?
I also need to find out if the water is included in our common charges -- they are in a lot of condo communities. Since our Lawyer SUUCKS big time we are kind of in the dark... (should have went with my gut and went with my originally intended lawyer!)

did you get a copy of the condo bylaws???? If not get them asap. They should have been given to you at or before contract. They will have all the info as to what is included.
All you have to do is call the companies and tell them you are closing on the condo as of XXXX and that you want service to start that day.

i did get them and just filed them away -- i'll look into it.

it is a lot of mumbo jumbo but it will also have all the stupid rules you will have to live by.....some have stupid things like you can't paint your front door X color....

you need to find out from your lawyer, when the owner is going to turn over the keys. NYS allows them 5 days after closing. you don't want to turn on the utilities until the day you are going to get the keys. (when another walk through is done) but also find out when they are shutting off the utilities(gas, electric). as long as no time lasp in between you won't have to pay a setup fee, except for the water company which I think is $30 which is on your first bill.
and if you call keyspan, they can set up your electric and gas at the same time assuming you have gas. if not you need to find out how much oil you have and possibly arrange for a delivery. (I think you have gas though)
If your not moving in right away, you can wait to call cable/phone/internet. or at least that's what we did. it does take a few days to get an appointment though. but why pay for it if your not living there yet.

Yeah, the bylaws had me and DH seeing spots. The wording is ridiculous and the book is like a bible -- with 1500 corrections and additions.
So, I called my lawyer - that's his job. He's looking into it.
I think the water is included but he'll double check.
I called all the other stuff - they are switching over service as of this weekend. We'll be in the latest Saturday. The closing looks good - we got the green light from everyone. There's no grace period because the lady doesn't live there - she lives in her unit down the block. So, the place is just waiting for us which is nice.
We got our new phone number! It is very easy to remember - I'm happy!!!
