Major Catastrophe- need prayers and advice: UPDATE
We just got our building permit today, and was about to sign our contract with our contractor.
He pulled away the stucco from our house, and it is SEVERELY damaged, he said he's never seen anything like it before.
He told DH he thinks it may be structural and if thats the case, it's not worth putting so much $$ into the house and the other option would be to knock it down
We consulted an architect before we decided to make this major renovation, shouldn't she have spotted this before drawing up plans? She said it can't be structural, and is contacting the building department to get original house plans.
I am devastated. Not only is this the house I grew up in, but we've taken out a large mortgage to make this "our" house. We've already spent $$ buying a kitchen, renting a pod, etc. I don't know what I am going to do.
UPDATE:
Good news the damage is limited to the one wall. It cannot be repaired, as it is literally disintegrating in some parts
So- the wall has to be taken down, and completely re-built. It's going to cost us around 6k- that s*cks but I would rather "fix" the problem rather than "cover it up"

I could give you advice but it wouldn't be useful.
I hope and pray this is just minor and can be resolved very soon. I can check with my pro-bono contractor and see what he has to say if you send me more details.

What about consulting a structural engineer for an audit of the house ? He/She would know better than a contractor if the house is ok.

the one thing I have learned about contractors is they exaggerate
I just did a walk thru of a house with one...he ripped everything apart and came up with a insane number for the work
get an engineers report and a second opinion-

I would get a second opinion also.
One thing to consider is that the stucco might not have been put on properly and LI climate really isn't the best for stucco. When my parents renovated their home they wanted stucco and several people advised them against it because of this issue and the maintenance of it. Instead they only did stucco 4ft up from the ground.
that everything works out.

I think the problem is because windows that were installed on that side of the house were never sealed properly and because of that water got in, settled, froze, and rotted away at the concrete.
I am it is limited to one side of the house and can be repaired,

is the face of the house damaged? We will have replace some wood face when we pull off the cedar shake that has been on there since 1950 and we were told only have to replace the boards and they are about $100 each. Unless its rot completely into the frame of the house i can't see how its bad bad.

the more I think about it - I really can't see it being a tear down
I have seen some horrific houses and not one of them needed to be torn down
I think someone is trying to scare you into to spending more $$$$$$$

I don't think it is either. The contractor came back today with engineer and we think its just limited to one side of the house.
Our house is completely bizarre- it's ALL concrete, not wood, so there is no frame. What happened is windows that were never cased properly had gaps so rain, snow, ice for the past 20 years has been getting in between the stucco and concrete and sitting there which caused the damage.
As of right now it looks like we have to replace the wall, sucks, but it's better than knocking everything down
