they accepted our offer!!!
we went to see this house back in nov. but it was 100k more then we could afford. it actually drop 110k since then and we immediately put our offer in and THEY ACCEPTED IT!!!!!!
but and theres always a but... its a short sale and the seller is not someone im too fond of the things hes saying make me  there are no COs for some of the extensions on the home and we refuse to sign contacts unless he gets the COs (as advised by our REA and lawyer) but they sent a contract so we are waiting to hear back from our lawyer about and their REA about if he is going to get the proper COs. and we always want to get an engineer in before siging because there are alot of sketchy things we are unsure of.. but heck we are moving in the right direction and are beyond excited to be getting a home that we truely loved and didnt think we would ever be able to afford! we just laugh because its the absolute ugliest house on the block! Keep your fingers crossed!

thanks i dont have any ?'s as of yet. my cousin is our REA thank goodness i bug her will all my ?'s i just dont care for the way the seller talks he seems to be up to no good. lol he didnt want to get the COs and then says hes a mortage broker and he can get us a mortage and "talk to some people" to have them Overlook not having certain COs...but we said get the F outta here! because we donot want to have any problems after we purchase! so who knows hopefully it will all work out. both our lawyer and his told him he will not sell this house with out gettin the proper Cos (i dont know how true that it is but it sounds good to me!)

not to burst your bubble...but did the bank approve the price?
having the current owner accept it is only 1/4 of the battle

that doesn't mean the bank approved the price
ask your agent to ask the listing agent if the bank approved the price
some people list short with out approval - and then get an offer and send it to the bank (for approval)
the better way to do it is to get the price first- then list
you will see some shorts listed on MLS as Bank approved price (those are the only ones I will show to clients)
you could sign a contract with the seller-but then you have to wait for bank approval
the seller doesn't have the final say - they are asking the bank to take less then what they owe and some of the things you have posted about the owner are red flags in my professional experince

Best of luck. We bought the ugly house on our block too, but we are making it ours.  Make sure everything you want is in the contract, including those CO's. We didn't know that the previous owners were in bankrupty, so the lawyer had a lot of work to do with getting two CO's and their bankrupty thing. It was a little crazy, but in the end worked out.
