Sill Plate under deck
Does anyone know what this is? We sold our house and the one thing we have to fix per the contract is that but we do not know what it is? We are awaiting to hear from our agent to find out but if it is a lot of $$ to fix the deal will be off.

if someone can gain access to it easily its not expensive.
the house we are buying needs a new sil plate. a contractor priced it out at $300-$400 to replace.
DH can do it very easily himself, and it will cost him no more then $75
we only had a contractor price it out for us, so we could negotiate it off the price if they didn't want to do the work themselves (which they don't)
this falls under a structural thing though, so no matter who you try to sell to, they will want this replaced or a credit. If its not easily accessible it will cost more though.

i forgot to answer you question of what is a sil plate
its a long beam that usually runs under the support beams of your house. this one is there to absorb moisture and it will eventually rot. this is so the actual support beams of the house don't rot or absorb moisture. to replace it, the space in which it is located needs to be jacked up slightly, the old wood is pulled out, the house is lifted a little more then new wood is slide in and the house is let back down. it sounds worse then it is, its not that huge of a thing though
