Do you think it's worth it?

We've been trying to sell our co-op since we bought our home in 2007. The first time in 2007 we got offers @ $280k but they all feel through. We rented and than tried to sell again in Fall 08/Winter 09 and got an offer of $260k but that feel through and didn't get any other good offers (got some below what we paid in 2005 but didn't even entertain those).

We have it rented again and we almost break even on the expenses (some loss). We don't know if our current tenants will stay another year and if not, we'll put it up for sale again next spring.

We were thinking, is it worth it to do some work to the kitchen to help it sell for more/ or rent for more? It's a small kitchen (you can see pics in my album), the cabinets would stay since they are fairly new but we'd get new appliances and granite countertops. Prob around $3k of work.

I think any upgrades that you do to the kitchen will increase your selling price and will definitely attract buyers. I say go for it! Chat Icon

what a nice condo!

i wouldn't update to rent but would for sale. a few simple updates is all you need

- clear counters of clutter (knife set, appliances)
- paint cabinets white
- add hardware
- new appliances
- bamboo shade to replace current treatment

Sorry but I don't think upgrading the kitchen is going to get you a guaranteed 3k more.

I would instead drop your price by 3k and I think that would attract more people.

Also if you have no problem renting it out, i'd probably keep it for rental income.
