when looking for a home
do you think it's better to NOT have a Real estate agent??? when DH and I look at houses/open houses they seem very happy that we don't have an agent. we have even gotten certain info (bid #'s , etc) that I'm pretty sure we shouldn't /wouldn't have been given if we had our own agent.
There is a guy who wants to be our agent. I don't know HOW to politely decline, help on that anyone? how do I say, no I think it's better that we don't have you as our agent

We look a lot on our own, but we got an agent and got things done faster and he made appts with different agents and we would go to like 4 houses in one day. He actually found the house we are closing on soon.

I think it depends on the area you are looking. If it's a hot area where properties fly off the market, it's not worth having one IMO . So we also decline them when they try to show us listings. I already know every single listing and see them as soon as they list. I dont need anyone showing me those homes other than the listing agent. If it's an area with a lot of properties, or properties that havec been on the market for a long time, then I think having an agent is helpful. Its all JMO though.

getting listings and showings is NOT even close to the only reason to have a buyers agent
the sellers agent works for the seller- it is their job to get the highest price for the SELLER
it's the buyers agents job to get the lowest price for the buyer
having someone looking out for your best interest is PRICELESS- and it's FREE
having a buyers agent wont cost you anything- I would find one you like!

Once you see the listing with the sellers agent- it's too late to get a buyers agent involved

I personally liked having an agent. I was always in contact with someone who knew what they were talking about and it made it easier for us to get questions answered.

they are always happy to know you don't have an agent....they see dollar signs!
i wouldn't trust bid #s or anything else they say, either
sellers agent, buyers agent, whatever...the bottom line (let's be real here) is that everyone wants a nice portion of the pie
do not think for one minute that a buyer and seller agent aren't in "cahoots" to get themselves the best amount of money out of a deal.
it's unethical, but it happens
stay on your toes, and i'd listen to beth, as she has a soul. many do not in this business.

it has NEVER happened on 1 transaction I have been a part of...and it never would ever!
I know I am not the only ethical realtor on LI

It definately sounds like Beth is a good agent to have on your side. I am an "Accredited Buyer's Agent" and I agree with pretty much everything she says, except for one point. If you go to an open house and want to pursue the property you CAN go to and use another agent unless you signed a contract with that agent. You have a right to be represented by any agent you choose!
If you're searching for a property use a Buyer's agent! We are schooled in buyer representation and what that means. As Beth says the agent at the open house represents the seller!!!
A buyer's agent can provide you with information that a seller's agent won't:
-recent sales information on the neighborhood
-environmental issues
-Registered sex offenders in the area
-etc., etc., etc.,
Anyway, find an agent. Don't feel uncomfortable going from one to another until you find the right "fit". Bottom line is there are good agents and bad agents. Take your time. Ask around and see who people recommend. It's too big a purchase to not do the very best you can to protect yourself. You'll know it once you find the Realtor.

we didn't sign a contract with an agent but worked with one and we did all the work except she would come to some of the appointments. Then we just did things on our own and purchased a FSBO. I found working with a good agent is really good for when you put offers in and for closing. They guide you on real comps, haggling with the seller, taking care of all the little things you might not think of. Since we did a FSBO and it was a estate sale it got VERY complicated and it would of been better if we had an agent.
