Ok still crapola inventory on MLS...
I am getting worried. I think I have to move off LI to get what I want. Why hasn't anything good come on yet??????

As a Realtor, I am finding many sellers are on the sideline.
They are waiting for prices to increase, or they are under water on their mortgage and can not sell.
What you are finding on the market are Shorts, Foreclosures, older homes, and fixer uppers.
Try driving the neighborhood you like on the weekend. Find the "Mayor" (the person that knows everyone) and ask if they know of anyone thinking of selling. It works, I do it all the time.

You are right Arthur. I am waiting to put my home on until I find a house I even want to BID on. Same thing going on where I am...and I am one of them. Just waiting but not so patiently anymore.

I agree with you. Plus I feel like where we're looking ppl are still starting out their listings high, so we're playing the waiting game and wait until they realize they're not going to get close to that number...UGH...

Listingbook gets updated quicker than MLS and you can make your own criteria on what your looking for. The send you emails everytime a new house pops on in your criteria and when a house changes in price thats also in your criteria.
My retailor recommended using that site more than MLS.

I think Arthur is spot on here. Sellers just figure they'll wait out this storm, even if it takes years. I've seen ads on Craigslist where people post that they are looking for a home in 'such and such' neighborhood...a way of reaching out to those sellers who are on the sidelines.

We are selling our house in Syosset.. We had a realtor open house said our house is priced right for our neighborhood and a really well kept house decorated beautifully but we only had 1 offer which was disgusting and an insult. We have had about 20 people looked at the house. Open house on Sunday of this weekend..
I think buyers also think they can get a deal... Our house is on the older house but updated..
DO your homewokr on your area that you love. We did and we are in contract for a fantastic home in Dix hills for a great price..-- 5 bedroom, 3 bath, 1 acre of land farm ranch in HHH school district that was redone 2 years ago-- . all we need to do is paint and recarpet a couple of rooms...
If anyone intersted is Syosset, please let me know..

We're looking in a specific area of Massapequa (this will be our trade up home, so we are being very picky) but there seems to be a huge void of homes priced $550-$700k that are really nice. They're all either starters or huge gorgeous homes for $1m+.
It's so discouraging, but I'm wondering if things will pick up as the summer continues

DH and I put an offer in on a house in Huntington Village. We SO thought we were going to get it. But we are looking at a specific neighborhood as well, so we are waiting to see if something else comes up there soon.
It's so frusturating because we practically live on MLS every day.
